Fairacres offers a peaceful retreat 5 miles from Downtown Omaha
Fairacres borders the University of Nebraska Omaha (UNO) campus, about 5 miles from Downtown Omaha. The neighborhood was developed in the early 1900s for wealthy residents who owned cars and could drive a few miles away from the bustle of downtown for a little peace and quiet. Today, it’s known for its stately, elegant homes and convenient location near one of the city’s oldest parks.

Homes in Fairacres date to the early 1900s
Most homes in Fairacres are Colonial Revivals or brick Tudors, with some Georgian, Craftsman and other early 1900s styles mixed in. “The architectural integrity, the continuity of design, is great,” says Jeff Rensch, Fairacres resident and 40-year associate broker at NP Dodge Real Estate. “Each one of these homes is like a work of art.” There are a few midcentury ranch-style homes in the mix, too. Oak and pine trees tower over the streets, some of which are paved with brick. Properties are beautifully landscaped, with tidy lawns, mature trees and long paved driveways. Some feature luxurious touches like in-ground pools. Lot sizes usually measure about a quarter to a full acre. The neighborhood is generally quiet, but some houses near Dodge Street — the main thoroughfare that separates Fairacres from the campus — might be prone to traffic noise.
Membership in the Fairacres Neighborhood Association is voluntary. There’s no homeowners association, but since this is a historic area, it’s overseen by city regulations — you’ll probably need to get permission if you want to make any drastic changes to your property. Also, while the towering mature trees are lovely to look at, they can be expensive to maintain, not to mention hazardous during storms.

Historic homes in Fairacres sell for more than $2 million
Houses tend to sell after about a month on the market, faster than the national average of 53 days. The median sale price of $950,000 is more than three times the median for Omaha, which is currently $295,000. Georgian and Tudor Revivals recently sold for more than $2 million. Some smaller Colonial Revivals and midcentury ranch-style homes sell in the lower $500,000 range.
Fairacres is served by Omaha's ORBT bus line on Dodge Street.
Major employers are a 10- to 15-minute drive away
There are a few Metro bus stops on Dodge Street, but not many people in Omaha use the bus. If you work at UNO, all you have to do is cross Dodge Street, and you’re there. The University of Nebraska Medical Center (UNMC) is about 2 miles away, a drive that typically takes less than 10 minutes. Driving to the corporate offices in Downtown Omaha takes 10 to 15 minutes. “It’s like the epicenter of Omaha if you’re looking for a convenient location to get downtown or to west Omaha, but you want to have big trees and walkability,” Rensch says. Target Grocery and Aldi are close by for quick shopping trips, and there’s a Trader Joe’s about 5 miles away on Pacific Street.
The neighborhood is easy to traverse on foot, thanks to its shaded sidewalks. Bicycling is more hazardous, though, because the short hills, curving roads and dense tree growth can make it hard for oncoming drivers to see you.
Elmwood Park is within walking distance of Fairacres
Elmwood Park borders the UNO campus to the south, with paved multiuse trails that wind through fields and forests, past playgrounds, ball fields and picnic areas and through a landscaped grotto. The 18-hole golf course appeals to all skill levels. In the park's northeastern section, trails lead into Memorial Park, another cultivated green space studded with decorative gardens and commemorative statues and sculptures. Nearby, the Omaha Community Playhouse offers two theaters, one large and one intimate, that host performances throughout the year.

Families can choose from several private schools nearby
Students are zoned for Omaha Public Schools, including Western Hills Elementary and Lewis & Clark Middle, which are both just outside the neighborhood. There are several private schools in the area, too. Here’s a partial list:

St. Margaret Mary School, another Catholic school serving students from kindergarten through Grade 8
Brownell Talbot College Preparatory School, a top-rated institution that serves students from prekindergarten through Grade 12

Western Hills Magnet Elementary serves younger students.
Central High serves Fairacres with a diverse student body and excellent academics.
