Situated in west Omaha, Fountain Hills-Pacific Meadows is known for its scenic views and convenient location. “The geography gets them every time,” says Marty Cohen, Realtor with BHHS Ambassador Real Estate. “Almost every house in the neighborhood has views of the surrounding hills and of Pacific Meadows Park.” The neighborhood holds a CAP Index Crime Score of 1 out of 10, lower than the national average of 4. Most homes in the neighborhood were built in the 1970s and 1980s, according to Staci Mueller, Realtor with BHHS Ambassador Real Estate. Many homes have been updated since their original build date, while others remain in excellent condition. Prices range from the low $300,000’s to about $450,000. The neighborhood showcases a pleasant architectural variety: split-level homes, Colonial Revivals, and New Traditional homes among others. Most houses have attached garages and spacious, well-manicured lawns. Clean sidewalks make for pedestrian-friendly walking and tall trees provide shade and natural beauty.

Highly ranked schools with advanced curriculum options
The Millard School District is a major plus for area families. Depending on address, young students can attend Cottonwood Elementary, which scores an A-minus on Niche, or Aldrich Elementary, which scores an A. Both elementary schools feed into Kiewit Middle, which earns an A, and Millard North High School likewise scores an A. In 2001, Millard North became the first school in Nebraska to earn authorization for the International Baccalaureate Diploma Program. The high school also offers Advanced Placement classes and Dual Enrollment courses through the University of Nebraska at Omaha.

Pacific Meadows Park remains a major draw for the neighborhood. In addition to the view, the park provides access to the West Papillion Creek and forested trails. Nature lovers can explore nearby Bluestem Prairie Preserve for quiet walks among native Nebraska flowers. Excitement is brewing for the forthcoming Heartwood Preserve, “a brand-new 500-acre development in the heart of the city,” says Mueller. “It’s going to have 10 miles of trails around it and an amphitheater. All kind of mixed use residential, retail, shopping, a little downtown feel.” The new development will live between Fountain Hills-Pacific Meadows and Boys Town and is expected to be completed within the next five years .

Conveniently located shopping centers and popular cuisine
Two shopping centers, Village Pointe and Pepperwood Village, lie within 3 miles of the neighborhood, with Heartwood Preserve soon to offer additional nearby options. Easy access to the Dodge Corridor
Suburban convenience appeals to residents of Fountain Hills-Pacific Meadows. “The biggest thing is it’s conveniently located,” Mueller says of the neighborhood, “local parks, schools, retail.” Commuters appreciate access to major thoroughfares. “It’s really close to the Dodge Corridor, the main east-west corridor in the city,” Mueller says, making drives into downtown and access to Interstate 680 direct and easy.
Festivals, markets, and concerts arriving soon
The Heartwood Preserve Amphitheater, with an expected capacity of 5,000, will provide a venue for touring performers upon completion. Heartwood Park, at the center of the development, also plans to host festivals, markets and seasonal events.
