Greenfields is a leafy suburban neighborhood about 18 miles west of Downtown Omaha. This part of Omaha was mostly farmland until around 1950, and lush trees and well-tended yards give it a peaceful, secluded vibe. West Dodge Road, a prime commercial corridor, runs along the neighborhood’s northern border, so everyday essentials are close at hand. In addition to convenience and suburban charm, Greenfields offers access to the highly rated Millard Public Schools district.

You’ll find plenty of New Traditional homes in Greenfields
Most houses are New Traditional homes from the 1980s and ’90s, with cross-gabled roof accents, dormer windows and attached garages. “They’re very well-maintained,” says Vickie Jenkins of BHHS Ambassador Real Estate. Jenkins, a Realtor who’s been selling in the area for 29 years, adds that the houses hold their value over time. “It’s Millard schools, and the location is good. It’s right off Dodge Road, which is the main drag.”
Some split-level homes are built into the hills of Greenfields.

The neighborhood’s median home sale price of $385,000 is higher than the citywide median but lower than nearby neighborhoods like Pacific Meadows and Bent Creek. Properties usually sell from the mid-$300,000s to the mid-$400,000s, and they’re snapped up in about three weeks, less than half the national average of 55 days. If you’re looking for similar homes at a lower price point, consider checking out Piedmont Wycliffe, the next neighborhood over. Houses there are a little older, but the median sale price is lower than in Greenfields, and listings move even faster.
Students can attend highly rated Millard Public Schools
The highly rated Millard Public Schools district is the beacon that draws buyers to this part of Omaha. Kiewit Middle School is within walking distance of most homes in Greenfields, so it’s easy for families to attend school functions and sporting events. Speaking of sports, “Millard North High is very much known for their football,” says Mo Albers, a registered Realtor with Realty One Group Sterling who has five years of local experience. Several Millard North players have gone on to play pro ball, including Heisman trophy winner Eric Crouch. Greenfields is about a mile and a half from St. Wenceslaus, a private Catholic school that serves students from prekindergarten through eighth grade.

The neighborhood has a small shopping center near the intersection of 156th and Dodge. Here are a few of the shops and services it offers:

You’ll find groceries at Baker’s on the other side of West Dodge Road, along with restaurants like Texas Roadhouse and Omaha Tap House. There’s also a medical complex across the road with several health care centers, including West Dodge Medical Plaza and Methodist HealthWest.
Getting around Omaha from Greenfields
West Dodge Road borders the neighborhood and serves as one of the city’s main thoroughfares. You can follow it all the way to Downtown Omaha, but the trip usually takes just 20 minutes if you connect to Interstates 680 and 80 instead. Metro buses pass along West Dodge, but there aren’t any stops in Greenfields, and not many people in Omaha take the bus anyway.
What to know about utilities, neighborhood dues and taxes
Most residents get their electricity from the Omaha Public Power District and their gas and water from the Metropolitan Utilities District (M.U.D.). The Greenfields neighborhood association charges $40 in annual dues for the entrance lights and the community Fourth of July parade, but participation is voluntary. Property taxes in Nebraska are higher than the national average, which can drive up monthly mortgage payments.
Just south of Greenfields, Pacific Meadows Park features plenty of green space.

There are plenty of places around Greenfields where you can get out and enjoy some fresh air. To name just a few:
West Papio Trail, a paved multiuse path that runs along the edge of the neighborhood
Pacific Meadows Park, a sprawling green space with soccer fields, sledding hills, tennis courts and a playground
Pacific Springs Golf Course, a public 18-hole course that hosts golf leagues and events
Cottonwood Park, a popular spot for dog-walking and kids’ birthday parties
If you join the neighborhood association, they’ll keep you posted on community events like the Fourth of July parade and annual garage sale.
