Almost hidden in West Omaha, Leawood Southwest is a small, established neighborhood of 188 homes. The community puts potential buyers near multiple city parks, retail areas and the CHI Health Lakeside Hospital. Featuring multiple cul-de-sacs, the neighborhood’s home selection is on larger lots with backyard space. “I have lived in Leawood Southwest for 24 years and fell in love with its mature trees and proximity to everything,” says Julie Simon, President of the Leawood Southwest Homeowners Association. “It’s a smaller neighborhood and older than most of the neighborhoods in West Omaha. You have pretty much everything you need nearby.

With only two ways in, Leawood Southwest features multiple cul-de-sacs spaced out underneath the shade of tall, mature trees, providing a picturesque landscape. With a diverse home inventory, buyers can find older, raised ranches, split levels, Colonial Revivals with built-in garages and Craftsman-styles. Prices range from $295,000 for a three-bedroom split level, while a five-bedroom Colonial Revival will sell for about $395,000. “The houses all look different here. It's not a cookie-cutter neighborhood. Property lots are not right on each other, and it is an established neighborhood,” Simon says.

Leawood Southwest is zoned in the sought-after Milliard Public Schools district, which grades an A on Niche, and the site ranks as the second-best school system in Nebraska. Students will attend Morton Elementary, which scores a B, the A-rated Kiewit Middle and earn their diplomas from Millard North High School. Millard North scores an A-minus and, through a concurrent enrollment program, allows its students to graduate with their high school diploma and Associate of Arts degree from Metropolitan Community College. The associate’s degree is fully transferrable to the nearby University of Nebraska Omaha.

Playing at Woodhaven Park
Woodhaven Park has a popular playground, a soccer field, and tennis courts on the neighborhood's eastern edge. The smaller Pinewood Park is just north and has a playground, and residents can shoot some hoops on the basketball court.

Residents can shop for groceries on either side of the neighborhood by visiting the Bakers in the Lakeside Village Shopping Center to the west or heading east to browse the aisles at Family Fare Supermarket. The Oak View Mall provides another retail option for locals. Built in 1991, the mall has many stores like Dillard, Bath and Body Works and Lane Bryant. While there are plenty of nearby chain restaurants, Vincenzo’s has one of its two locations in Omaha and is known for authentic Italian Cuisine. Lazlo’s Brewery and Grill provides a casual spot to enjoy a drink and meal nearby.

Celebrating with the Leawood Southwest Homeowners Association
The Leawood Southwest Homeowners Association is a voluntary group that residents can join for just $45 annually. The group oversees maintaining the neighborhood’s entrance, fixing damages to common areas and keeping both main entrances decorative and festive during the holiday season. It hosts a handful of events throughout the year, including the Fourth of July Parade, and after, there is a small party with free snow cones. The neighborhood celebrates Halloween with the Boo Bash, which features a costume contest and children’s parade followed by a block party. “There are many cul-de-sacs here, so everyone knows their little circle. Our job in the homeowners association is to bring all those circles together,” Simon says.
Omaha Metro bus route and West Center Street
The neighborhood's southern border, West Center Street, is Leawood Southwest’s connection to the rest of the city. The roadway eventually changes into Center Street, runs almost into downtown and connects to Interstate 80. The Omaha Metro bus line does reach the area but only has one route, the West Center Express. The route has limited nearby stops and heads directly downtown.

Right next to CHI Health Lakeside
Leawood Southwest’s next-door neighbor is the CHI Health Lakeside Hospital. The acute care facility has 157 beds and offers emergency services.
