The Millard Park neighborhood offers a quiet retreat from city life, roughly 20 miles southwest of Downtown Omaha. The highly rated Millard Public Schools district is a key selling point, and housing prices are lower than in some nearby neighborhoods. Walking trails connect to neighborhood parks, and nearby lakes and recreation areas give you even more reasons to get outside and play.

Most houses in Millard Park were built within the past 25 years. “Millard Park kind of grew up in the late ’90s, early 2000s, so the houses are still in great shape,” says Charlie Sutton, a Realtor with BHHS Ambassador Real Estate who’s lived in Omaha for more than 30 years. A lot of homes have three to five bedrooms, which is convenient for growing families. Raised ranch-style, split-level and New Traditional homes are common. “There’s definitely pockets of newer homes and newer developments, but you’re still going to see those split-levels,” says Ken Bartholomew, a Realtor with BHHS Ambassador Real Estate who’s been selling in the area for over three years.

Housing prices compared to nearby Millard neighborhoods

Homes in Millard Park sell from the mid-$200,000s to the upper $400,000s. The median sale price is around $330,000, which is lower than nearby neighborhoods like Black Elk Park and Southwest Omaha. Depending on which area you buy in, you might have to pay HOA fees of around $100 per month for things like ground maintenance and snow removal. Properties tend to sell within 17 days of hitting the market, well below the national average of 53 days. Since this is a popular area with access to desirable schools, buying a house here is a solid long-term investment.

Students attend a progression of highly rated schools in the Millard Public Schools district, all within a short drive. Millard West High School offers robust athletic programs; the girls basketball team won its second straight Nebraska Class A title in spring 2025. Millard Park is close to parks and lakes for year-round recreation

The neighborhood’s namesake park stretches between 156th and 168th Streets. Multiuse paths weave past South Papillion Creek, through shaded groves and into residential areas. The playground features slides, bridges, platforms and climbing structures, and there are plenty of benches and picnic areas for relaxing. Parking space is limited, but the park is within walking distance of every house in the neighborhood — almost in some people’s backyards. Shorter trails lead to Millard Park South and Spring Hill Park in the southern section.

The Chalco Hills Recreation Area is about a mile away. The popular retreat is open year-round for outdoor activities, including:

  • Fishing and boating on Wehrspann Lake
  • Walking the dog
  • Hiking and biking on lakeside trails
  • Exploring the creative playgrounds
  • Sledding

The commute to Downtown Omaha takes 20 to 25 minutes

Metro bus routes don’t extend this far outside the city center, but most people in Omaha get around by car anyway. Traffic can be heavy during rush hour, even on the side roads. If you commute to Downtown Omaha, the drive should take about 20 to 25 minutes. For medical care, CHI Health Lakeside is a 10-minute drive away.

Local schools and parks draw families to Millard West

Most Millard West homebuyers have young families who’ll benefit from the schools and parks. “From the local recreational area to the public school system and surrounding amenities, it’s just an attractive place for families,” Bartholomew says. “People love to hang out in their driveways and visit with their neighbors,” Sutton adds. “People take care of their yards, and the trees are maturing. It’s a lovely place.” Since this is a quiet suburban area, you’ll be better off looking elsewhere if nightlife and entertainment are high on your hit parade.
