Family-friendly community in Millard Park
The Millard Park neighborhood is roughly 20 miles southwest of downtown Omaha, in an area that was once a separate city. Though Millard was annexed by Omaha in 1971, the neighborhood retains its distinctive suburban charm. “People love to hang out in their driveways and visit with their neighbors,” says Charlie Sutton, a Realtor with BHHS Ambassador Real Estate who’s lived in Omaha for 32 years. The namesake park flows through the center, with walking trails that wind along South Papillion Creek. Families are drawn to the highly rated Millard Public Schools District, and nearby lakes and recreation areas offer more opportunities to get out and play. “There are tons of kids, the schools are awesome, Zorinsky Lake is very close,” Sutton says. “People take care of their yards, and the trees are maturing. It’s a lovely place.”

Niche grade of A for Millard West High School
Students attend a progression of highly rated schools, all within a short drive. Black Elk Elementary School receives a Niche grade of A-minus, and Beadle Middle School is also rated A-minus. The A-rated Millard West High School offers clubs and activities that cater to a broad palette of interests. The high school’s cheerleading squad has won numerous national championships, most recently in 2023.
Beadle Middle School serves 6th through 8th grade students.

Walking trails thread through shaded groves in the neighborhood’s namesake park. The playground features slides, bridges, platforms and climbing structures, with a row of swings and several picnic tables nearby. A few walking paths extend into residential areas, past fenced backyards and wooded thickets. Since parking spaces are limited, these pedestrian trails offer the best access to the park. The neighborhood is about a mile from the Chalco Hills Recreation Area, an oasis surrounding a 250-acre lake. With hiking trails, fishing docks and a sledding hill, Chalco Hills is popular year-round. More boating and fishing opportunities await at Zorinsky Lake, about two miles north.

Millard Park is almost exclusively residential, and 95 percent of residents own their homes. Curved tree-lined streets lead past properties with tidy patches of lawn and paved driveways, many accented with basketball hoops. Most homes were built within the past 25 years. “Millard Park kind of grew up in the late ’90s, early 2000s, so the houses are still in great shape,” Sutton says. When properties enter the market, they typically sell in 22 days, roughly half the national average. Though home sales are infrequent, buyers can expect to spend $300,000 to $400,000 for a small contemporary home or $400,000 to $450,000 for a two-story New Traditional home with an attached garage. Millard Park has a CAP Index Crime Score of 1, indicating that violent and property-related crime rates are well below national numbers.

Runza Restaurant serves up its namesake dish — a savory pocket of ground beef and cabbage in piping hot dough — from a small shopping complex with several other casual dining options. Late August heralds the arrival of Millard Days, held in Andersen Park about 2 miles away. The festivities last six days and include a horseshoe tournament, a carnival, a parade and a beer garden for the adults.
Taking Interstate 80 to downtown Omaha
Omaha’s Metro Transit bus routes don’t extend this far outside the city center, so Millard Park is a car-dependent area. Most locals make the 18-mile commute to downtown Omaha on Interstate 80, which swings by about 2 miles outside the neighborhood. Traffic can be heavy during the morning and evening commutes, and even the side roads can get congested. “We are outgrowing some of our infrastructure, so we’re getting some tight points at interchanges,” Sutton says. “But our major roads have been widened and improved to accommodate more traffic. In Omaha, if you sit through three red lights at an intersection, it’s probably because something bad has happened.” The closest major airport is Eppley Airfield, about 20 miles away. Medical services are within 4 miles of the neighborhood at CHI Health Lakeside, north of Zorinsky Lake.

Omaha is in Tornado Alley, a swath of the central U.S. where storm watches and warnings are frequent. Potential buyers should invest in homeowners’ insurance that covers wind damage and look for properties with storm shelters or sturdy basements.
