Pheasant Run is a neighborhood in the Millard region about 15 miles southwest of Downtown Omaha. The Millard Public Schools district is a top draw for families, and this neighborhood is near all the schools that most kids will attend. Grocery stores, casual restaurants and public parks are also close by. If you’re looking for a reasonably priced home in a convenient suburban area, Pheasant Run could be the answer.

Ranch-style and split-level homes date to the ’70s and ’80s
Pheasant Run is a residential neighborhood, and single-family homes make up the bulk of the property blend. You’ll see a lot of three-bedroom ranch-style and split-level houses from the 1970s and ’80s here, with mature trees and well-kept sidewalks lining the narrow streets. Land parcels are small — typically under 10,000 square feet — but there are several parks nearby if you want to get outside. Since the homes are on the older side, you might have to make some updates to the wiring, roofing or interior spaces. HOAs are rare in this area, so you should be able to make whatever home improvements you’d like without prior approval.

Properties sell quickly, and resale value is high
Properties are snapped up quickly — usually within about a week of entering the market. Prices range from the lower $200,000s to the lower $300,000s, and the median home sale price is only slightly higher than the citywide median. Because this is a well-established and popular area, buying a home here is usually a solid long-term investment. “That’s a good school district, and there’s good resale value,” says Ryan Beck, a Realtor with BHHS Ambassador Real Estate who has over five years of experience in the region. “There are always going to be people who want to live in that area.”
Highly rated Millard Public Schools are within walking distance
Walking to school is one of the perks of living in Pheasant Run. “There are lots of families there — kids making friends, riding around on their scooters,” Beck says. Most kids attend highly rated schools in the Millard Public School district, and the elementary, middle and high schools are all within walking distance. The campus and sports fields for Millard South High School are right in the neighborhood, so it’s easy for the whole family to get to football games and other events.

Wooded walking trails across the street at Walnut Grove Park
Walnut Grove Park, a large wooded green space, is right across Q Street. Walking trails surround the fishing pond and extend into the surrounding areas. “That’s a really fun picnic area — Frisbee, walking path that connects over toward Zorinsky Lake,” says Mo Albers, a registered Realtor with Realty One Group Sterling who has five years of local experience. “Kids going up there would fish, hunt squirrels, pick black walnuts. At one point in time, the kids built forts in the trees.” More shaded walking trails are available at Pheasant Run Park near Andersen Middle School.

The commute to Downtown Omaha takes about 20 minutes
Even though you can get around the neighborhood on foot, you’ll need a car if you live here. Buses on the Metro transit system stop along Q Street, but most people in Omaha drive, especially this far from the city center. Interstate 80 is about 2 miles away and offers the best starting point for the commute to Downtown Omaha, which typically takes 20 to 25 minutes. Health care professionals have a 10-minute drive to CHI Health Lakeside.
There are several bus stops close to Pheasant Run.

You’ll find shopping complexes just outside the neighborhood on Stony Brook Boulevard and Q Street. Here’s a sampling of what they offer:

Comparing Pheasant Run to nearby neighborhoods
Pheasant Run has a lot in common with Stony Brook, the next neighborhood over. Housing styles are similar, and you can walk to several schools and parks from both. However, the median sale price is slightly higher in Pheasant Run. As a trade-off, though, the homes are a bit newer, so you might not need to make as many updates.
Applewood Heights, another popular neighborhood nearby, features houses that are newer and more architecturally diverse, and it’s closer to Interstate 80 for quick commutes. But home prices are significantly higher over there.
