Millard was once a separate city, and though it was annexed by Omaha in 1971, its school district remains independent — and a top draw for homebuyers. Pheasant Run is primarily residential, with single-family homes and townhouses making up the bulk of the property mix. Most homes date to the 1970s and ’80s. Streets lined with mature trees and paved sidewalks connect to Stony Brook Boulevard, the main thoroughfare. Lot sizes typically measure under a quarter-acre, with small front yards and driveways large enough to accommodate two vehicles. Home sales are infrequent, and properties are snapped up quickly — often within a week of entering the market. Recently, raised ranch-style and split-level homes in this neighborhood sold for $200,000 to $350,000. “If you can get an entry-level house on the cheaper end of the range, they make good rentals,” Beck says. Since Omaha is in Tornado Alley, residents are advised to look for homes with storm shelters or sturdy basements. The neighborhood’s CAP Index Crime Score of 2 indicates lower-than-average rates of violent and property-related crime.

Walnut Grove Park borders the neighborhood and offers more extensive trails for walking or jogging, a large playground, and a fishing pond. Residents are within two miles of the Chalco Hills Recreation Area, a popular spot for hiking, fishing and boating.

Next door is Lina’s Mexican Restaurant, which serves breakfast all day alongside the standard tacos and burritos. “Lina’s has the best cinnamon chips,” Lane says. “They take tortillas, cut them into strips and deep-fry them, then roll them in cinnamon sugar.” At Walnut Grove Plaza on Q Street, residents can fuel up at Casey’s General Store or grab a Butterburger from Culver’s, a popular Midwest-based chain known for its frozen custard.

Commuting to downtown Omaha on I-80
Buses on the Omaha Metro Transit system stop along Q Street, but it’s rare for residents to rely on buses this far from the city center. The neighborhood is about 2 miles from Interstate 80, which offers the best starting point for the 16-mile commute to downtown Omaha and the 18-mile drive to Eppley Airfield. Medical services are available at CHI Health Lakeside, about 4 miles away.
