Prospect Hill residents have a relatively easy climb to homeownership, thanks to prices that are low by Omaha standards. Budget-conscious buyers seeking a blend of value and convenience will find plenty of both in this neighborhood, which is in a favorable location about 2 miles north of Midtown Crossing and Downtown Omaha. Jobs and nightlife are easily accessible, but Prospect Hill’s residential streets are far enough from the hubbub to allow space to breathe. Several nearby family-owned businesses have been operating for decades, helping to build a strong community culture. And since public transportation is more practical here than in other parts of the city, it’s possible to get around without a car.

Many historic homes have been preserved or renovated
With early properties dating to the 1880s, Prospect Hill is one of Omaha’s oldest residential neighborhoods. By 1900, the community was distinguished by its Victorian and American Foursquare homes. While many of the original Victorians have either been lost or extensively renovated, you can still find updated American Foursquares here, thanks to dedicated preservation efforts. Cottages and Craftsman bungalows are common sights as well. Most homes are move-in ready, but some are still awaiting the right set of hands to bring them back to life.

Home prices in Prospect Hill are low by Omaha standards
The neighborhood’s median home sale price of $147,500 is less than half the citywide median and well below the median for nearby Erskine Park. Most properties sell from under $100,000 to the mid-$200,000s. Many residents are renters, and apartment complexes share space with single-family homes. “I think we have a higher ratio of tenant-occupied homes in Prospect Hill, but due to the price point, it’s perfect for first-time homebuyers,” says Tim Reeder, broker and owner of Better Homes and Gardens Real Estate, who has 28 years of local experience. First-timers should know that property taxes in Nebraska are higher than the national average, and despite the neighborhood’s historic nature, there are no tax incentives for buying here.

Prospect Hill parking and typical commute times
Most Omaha residents rely on cars, and although many homes have driveways, some are shared with neighbors, and other places only offer street parking. If you opt for public transportation, Metro buses can have you downtown in 20 to 25 minutes; driving usually takes around 10. Buses aren’t as convenient for getting to the businesses and cultural scene in Midtown Omaha, but that drive takes about 10 minutes as well. “Midtown is where it’s at,” Reeder says. “That’s where all the businesses and the bars and the restaurants are, and where the hip stuff is happening. And in these neighborhoods, you’re just a couple of minutes away.”

Omaha Public Schools serves the Prospect Hill community. Teens can attend the highly rated Central High School, which offers academic pathways to help students prepare for life after graduation. Starting sophomore year, students can start their coursework in one of the following pathways:
STEM disciplines, including architectural design, robotics and computer science
Leadership and Global Studies, such as journalism, political science and international business and finance
Global Arts, including instrumental music and theatrical arts
Duchesne Academy of the Sacred Heart, ranked the No. 1 Catholic high school in Nebraska by Niche, offers a private option for high school girls about 2 miles away.

A few patches of green space bring color to Prospect Hill’s residential streets. Yale Park has a short walking path that passes a playground with climbing equipment, and another small playground is tucked into a shaded grove at Franklin Park. Additionally, big plans are underway for the Prospect Hill Cemetery, the neighborhood’s centerpiece. “That cemetery just got a million-dollar grant for a bunch of renovations,” Reeder says. The North and South Omaha Recovery Grant Program is funding the improvements, which are slated to include pedestrian-friendly walkways and a community gathering space.
