“Roanoke is a popular neighborhood for first-time home buyers, as well as for those who want the ease of an updated property in an established part of west Omaha,” says Andrea Lane, Realtor with BHHS Ambassador Real Estate. Lane continues, “But what really sets Roanoke apart is the variety of unusual home designs. If you like midcentury modern homes, you will absolutely love Roanoke.” Colonial Revival, split-level and Tudor-influenced two-story homes can be found alongside raised-ranch and ranch-style homes, with unique and rare features such as arched garage doorways, octagonal rooflines and flat roofs.

Many homes have either park or golf course views. There are plenty of cul-de-sacs and the streets have wide sidewalks covered by mature shade trees. Trees also dot most properties and provide privacy and personality as many of them are original to the homes’ construction in the 1960s and ‘70s. Supporting the community year-round, The Roanoke Neighborhood Association provides social and preservation opportunities including Easter egg hunts and garage sales. Extensively well-updated raised ranch-style homes with about 2,100 square feet can be found for $280,000 to $300,000. Split-level and multi-level homes have sold for $240,000 to $300,000 over the first six months of 2023.

Roanoke Park is a well-appointed nine-acre city property that offers a playground, ballfields, tennis courts, pickleball courts and walking paths. It shares land with Roanoke Swimming Pool, which is one of 14 metro Omaha city pools. Learn-to-swim classes, lifeguard classes, summer swim leagues and water safety classes are some of the award-winning programs offered here. If you’re a golfer, you’ll enjoy living right next door to Knolls Golf Course. Sunny Slope Elementary offers pre-K through fifth grade and is a highly diverse Omaha public school. Morton Magnet Middle offers sixth through eighth grades. The school will soon be embarking on an expansive renovation adding thirteen classrooms, a 100-person meeting space, and significant structural and technical updates. Omaha Northwest Magnet High offers more than 40 honors programs and Advanced Placement (AP) courses.

Chop Stick House is a well-loved local Chinese restaurant. “I’ve been going there for years and I tell everyone about it,” continues Lane. “It’s not much to look at on the outside, but they have amazing food and very reasonable prices.” Try their Peanut Butter Chicken or their Crab Rangoon. Craft beer fans will enjoy Monolithic Brewing for their small-batch craft beers, seasonal favorites and outdoor seating with views of an adjacent lake. Their monogrammed beer glasses are a creative gift idea for brewery fanatics.

There are plenty of shopping options close to Roanoke. Fabulous Fashions Boutique offers a wide array of casual and fancy women’s clothes as well as funky accessories. Mauve Clothing offers trendy fashions at realistic prices.

While the best part of Roanoke may indeed be its stunning, midcentury homes, you can certainly enjoy debating all its other attributes with friends and family over golf, a great meal or by the pool's edge.
