Robin Hill offers access to I-80, the VA hospital and local schools

The Robin Hill neighborhood is about 5 miles west of Downtown Omaha. Interstate 80 skims its southern edge, making it easy for commuters to get around. If you live here, you’ll be close to the Omaha VA Medical Center and several schools, both public and private. Westlawn-Hillcrest Memorial Park Cemetery takes up a large chunk of land in the neighborhood’s western section.

Well-built midcentury homes on small lots

Most of the homes were built in the 1950s and ’60s, but even the ones that need updating usually have strong bones. “That’s why I bought my house in the area, because of the quality of the material," says Patty Rocha, a real estate agent with NP Dodge Real Estate and former Robin Hill resident. "Real hardwood floors, very strongly built homes.” Most lots are under a quarter of an acre, with small yards, paved driveways and attached garages. Homes close to the interstate are subject to traffic noise.

How home prices compare to nearby neighborhoods

When houses in Robin Hill go on the market, they usually sell in about 18 days — nearly one-third the national average of 53. Ranch-style homes and small Cape Cods sell from the lower $100,000s to the upper $200,000s, and split-levels and raised ranches sell from the upper $200,000s to the mid-$300,000 range. Not many single-family homes have HOA fees, but some condo owners pay around $200 a month. By way of comparison, buyers spend a little less than they do in nearby neighborhoods like Aksarben-Elmwood Park and Morton Meadows. Prices are about the same as in Hanscom Park, the next neighborhood over, but a lot of the houses are smaller over there.

What to expect from the community and lifestyle

“If you asked most people here, they would say that the community is pleasant and we haven’t lost all of the politeness of a small heartland town,” says Ben Heaston, a decade-long resident of Omaha and Realtor with BHHS Ambassador Real Estate. A lot of families stick around for years. “I lived in the neighborhood, and we didn’t have many trick-or-treaters, and we wondered why, and the reason was that everyone was older — no one had kids,” Rocha says. “But it’s not uncommon to see the house pass down to a second generation, or even a third.”

Kids can walk to nearby public and Catholic schools

Most kids attend schools in the Omaha Public Schools district. Norris Middle School is right in the neighborhood, within walking distance of just about every house. Norris puts students into a cooperative arts rotation that includes art, music and world language classes.

Omaha residents know Robin Hill as the home of St. Thomas More Catholic School, which serves students from prekindergarten through eighth grade. Mercy High School, another private Catholic school, is also close by, and the University of Nebraska Omaha is just a couple of miles north.

Where Robin Hill residents go to shop or dine out

A few Robin Hill restaurants are popular with locals. Here are some examples:

  • Gorat’s, a steakhouse with a casual vibe
  • Wayne’s New Skoo BBQ, dishing up flavorful ribs, brisket and pulled pork
  • Greek Islands Restaurant, known for gyros and other Mediterranean favorites
  • El Pollo Tote, a Mexican joint
Center Street has a Walgreens, a Hy-Vee supermarket and a few chain restaurants. For retail therapy, Westroads Mall is about 5 miles away with department stores like Von Maur and JCPenney.

Recreational spaces near Robin Hill

Robin Hill Pool is open only to members, but you don’t have to live in the neighborhood to get a membership. The pool is open from Memorial Day through Labor Day and within walking distance of a lot of houses, and a community group provides free swimming lessons. The dog-friendly Churchich Park is nearby too, with a walking path, a sand-based playground, horseshoe pits and tennis and basketball courts. It’s less than 2 miles to Baxter Arena, where UNO’s sports teams tackle their opponents. Elmwood 18 Hole Golf Course is also located about 2 miles away and is open to the public, with tee times accepted up to seven days in advance.

How long it takes to get to downtown Omaha and major employers

Most people in Omaha get around by car, and Robin Hill offers easy easy access to I-80. There are Metro bus stops on Center and South 42nd Streets, but the 5-mile trip downtown that takes 10 minutes by car takes 30 to 40 minutes by bus. Commuters to the University of Nebraska Medical Center have a 2-mile drive that takes about 6 minutes. A lot of roads have sidewalks that are fine for strolling from house to house, but the terrain is pretty hilly. Depending on your address, walking might be an option if you work at Norris Elementary School or the VA hospital. "The best thing I would say about Robin Hill is the location," Rocha says. "You have the hospitals, the schools, easy access to both sides of the interstate."
