Two things are quickly apparent when you drive through Sunny Slope-Sunny View. First, you’ll notice a wide variety of midcentury modern home styles, including ranch-style homes from the 1950s and ‘60s, to Colonial-Revival and split-level homes from the 1970s. Then, you’ll notice that most either have views of, or are a short walk to Sunny Slope Park, which is right in the middle of the neighborhood. But what stands out to Jan Nicola, Realtor with Nebraska Realty, is the quality and condition of the properties when they come to market. Nicola says “Neighbors take great pride in their homes in Sunny Slope-Sunny View. Many come to market in excellent condition, from very well-maintained to completely renovated top-to-bottom. Buyers know to expect exceptional homes here.”

Homes normally sell within two to three weeks, but few are on the market at any one time. Over the first six months of 2023, the average sale price in Sunny Slope-Sunny View was about $274,000. You can find midcentury, custom-built, Prairie-style homes from the mid-1960s for about $270,000. Thoroughly renovated ranch-style homes with 2,900 square feet can be found for around $450,000. Lot sizes range from one-quarter of an acre to half an acre and most yards are fenced and feature decks and patios.

Sunny Slope Elementary offers pre-K through fifth grade and is a highly diverse Omaha public school. Morton Magnet Middle offers sixth through eighth grades. They will soon be embarking on an expansive renovation adding thirteen classrooms, a 100-person meeting space, and significant structural and technical updates. Omaha Northwest Magnet High offers more than 40 honors programs and Advanced Placement (AP) courses. Sunny Slope Park is a five-acre neighborhood park with a playground, baseball field, basketball court, two tennis courts and plenty of open green space for walking your K9 friends or chasing the kids. Sunny Slope Pool is members-only and located right next to the park. During summer months it offers swim lessons, swim teams and pool parties. If you’re a golfer, you’ll enjoy living right next door to Knolls Golf Course.

La Mesa Mexican won first place 19 years running for Best Mexican Restaurant by Omaha Magazine and celebrated its 30th anniversary in 2023. Try their tequila-lime-salad and their Baja tilapia. Chop Stick House is a well-loved local Chinese restaurant. Try their Peanut Butter Chicken or their Crab Rangoon. Habitat for Humanity of Omaha West Restore is a great place to find gently used and new furniture, furnishing and home improvement items. For trendy women’s clothes, accessories and gifts, check out Four Sisters Boutique. Nebraska fans covet their seasonal line of sweatshirts and t-shirts that boast loyalty to the 37th state.

Nearby HyVee has groceries, a pharmacy and seasonal plants and flowers in their garden center. When you need school supplies, groceries or a Keurig for your new home, Target is just a five-minute drive west.

Attractively priced homes with good bones are the norm in Sunny Slope-Sunny View. But frequent home listings are not, so be ready to leap at the one that catches your heart.
