Fairway views and top-notch schools in Tiburon
A landlocked neighborhood 20 miles from downtown Omaha isn't the most likely place to spot a shark. But the area’s key feature, the Tiburon Golf Club & Banquet Facility, sports a few of the fish. “Their logo is a shark,” says Andrea Lane, a former Tiburon resident and current Realtor with BHHS Ambassador Real Estate. After all, "tiburon" is Spanish for shark. “I think the neighborhood was supposed to have a shark and pirate theme, because they named one street Spyglass Drive. But it never really took off.” Although the oceangoing theme hit rough seas, Tiburon still hooks homebuyers with a 27-hole golf course and access to highly rated Gretna Public Schools. Fairways and greens occupy roughly half the neighborhood. “Everybody has a golf cart,” Lane says. “That’s how a lot of us taught our kids to drive.”

Contemporary and custom-built homes surround the golf course
Stylish contemporary and custom-built homes line the streets surrounding the golf course. Luxury homes with in-ground pools or golf course views typically fetch prices from $700,000 to $750,000. Small ranch-style homes and custom carriage houses by D.R. Horton might be priced in the $300,000 to $400,000 range, and buyers can expect to pay $475,000 to $700,000 for larger contemporary builds on quarter-acre parcels. Plus, a few apartment buildings occupy the southern section of the neighborhood. Paved sidewalks border most residential streets, making it easy to connect with neighbors or take the dog for a walk. Property owners in the Tiburon subdivision are required to join the Tiburon Homeowners Association, with annual dues of $50. However, the HOA is unaffiliated with the golf club or Tiburon Pool, so separate memberships are required. The semi-public course is open to nonmembers, too.

Three challenging courses at Tiburon Golf Club
Tiburon Golf Club features three public 9-hole courses: Mako, Hammerhead and Great White. With hills, lakes and bunkers scattered throughout 12 acres, each hole offers unique challenges. The course is popular year-round, despite Omaha’s cold and snowy winters. “It can be negative-zero degrees, and somebody’s still playing golf,” says Lane, who lived in Tiburon for 14 years. Facilities include a pro shop, a driving range and two simulators. After hitting the links, players can catch the ball game on one of the 10 TVs at Sharks Sports Bar. Members of the Tiburon Pool can sign up for swimming lessons or join the summer league swim team. The neighborhood is within two miles of the hiking and biking trails surrounding Wehrspann Lake in the Chalco Hills Recreation Area.

Highly rated schools just outside Tiburon
Just north of the neighborhood, Palisades Elementary School receives a Niche grade of A-minus. Gretna Middle School, also rated A-minus, is within a short drive. B-rated Gretna High School is known for its strong athletic program, with the football team earning several district titles in recent years.

Special events enliven Tiburon Golf Club in summer
The Tiburon Homeowners Association keeps a busy social calendar with seasonal events like the Easter Eggstravaganza, Summer Bash and Fall Festival. Regular tournaments keep things lively at the golf club throughout spring and summer. The club also hosts live music acts on Friday evenings from July through September. An onsite banquet facility accommodates up to 400 people, making it a popular spot for weddings and other celebrations.

Omaha’s bus system doesn’t travel this far from the city center, so Tiburon is a car-dependent neighborhood. Residents are about a mile from Interstate 80, part of a 20-mile commute to downtown Omaha. Eppley Airfield is about 22 miles away and provides nonstop flights to hubs like Atlanta, Charlotte and Chicago. Medical services are available at CHI Health Lakeside, about 6 miles away. Living next to the golf course can hamper the daily commute, as Lane points out. “There are two spots where the course crosses Cornhusker Road, so you’ve got to stop to let golf carts cross,” she says. “And sheriffs sit there to ticket people if they’re going too fast.”
Preparing for tornado season in Tiburon
Tornado risk is high in Omaha, so potential residents should look for homes with storm shelters or sound basements. It’s also a good idea to purchase homeowners’ insurance that includes wind and storm damage.
