Top draws for Waverly Park homebuyers
Waverly Park is a pocket-sized neighborhood a few miles northwest of Downtown Omaha. The tiny grid of residential streets covers roughly 1 square mile near Fontenelle Park, one of the city’s well-appointed green spaces. This part of Omaha is known for cozy historic homes that are typically priced below the citywide median, and Waverly Park fits that bill to a T. But with several parks and schools within walking distance, the neighborhood is especially alluring for families. A convenient location 2 miles north of the University of Nebraska Medical Center and close to state Highway 64 boosts its appeal for commuters, too.

Early 1900s homes line the streets of Waverly Park
Waverly Park is almost exclusively residential, with neat rows of early 20th-century homes set well back from the street. Common housing styles include Craftsman bungalows, vernacular gable-front cottages and American Foursquares. Given that most homes were built in the early 1900s, they might need some TLC. “It can be hit or miss,” says Sara Harvey, a Realtor with Better Homes & Gardens Real Estate who has almost 10 years of local experience. “They are older, historic and beautiful homes, and a lot of them have been updated, but there are a few that have had deferred maintenance.” In most areas, narrow sidewalks and wide, grassy banks separate homes from traffic. Some houses sit atop low hills, with residents climbing short flights of stairs to reach their front doors.
