Waverly Park is almost exclusively residential, with neat rows of early 20th-century homes set well back from the street. Common housing styles include Craftsman bungalows, vernacular gable-front cottages and American Foursquares. Given that most homes were built in the early 1900s, they might need some TLC. “It can be hit or miss,” says Sara Harvey, a Realtor with Better Homes & Gardens Real Estate who has almost 10 years of local experience. “They are older, historic and beautiful homes, and a lot of them have been updated, but there are a few that have had deferred maintenance.” In most areas, narrow sidewalks and wide, grassy banks separate homes from traffic. Some houses sit atop low hills, with residents climbing short flights of stairs to reach their front doors.

Public and private school options are within walking distance

Students are zoned for Omaha Public Schools, including Monroe Middle and Benson High, both of which are within walking distance of Waverly Park. Benson is a magnet school where kids can focus on design and construction, business and entrepreneurship, or health professions for three years before graduating. Holy Name School, a Catholic school serving students from prekindergarten through eighth grade, offers a private option right in the neighborhood. Also nearby is Omaha Street School, a private Christian high school with a student-teacher ratio of 8 to 1.

The neighborhood itself is walkable and Metro bus routes serve the area, but you’ll probably need a car for errands and commuting. The 4-mile drive downtown takes about 10 minutes, while the same trip by bus can take half an hour. On a similar note, UNMC is about 2 miles away, and while you can usually drive there in under 10 minutes, the bus ride can take around 20.

You’ll have to leave the neighborhood to find groceries or a place to grab a quick bite. Fortunately, there are several options nearby, including:

  • Walmart Neighborhood Market on North Saddle Creek Road, near UNMC
  • Cajun Kitchen for fried chicken and catfish
  • Hartland Bar-B-Que for smoked pork, chicken, brisket and ribs
  • Buttered Marshmallow for baked goods, including “charcakerie” boards
If you work at UNMC, you’ll also be close to the dining and nightlife in the Blackstone district. “North 30th Street has grocery shops,” Harvey says, “but you’re not far from Midtown Omaha either.”
