Westmore appeals to Orem homebuyers with an “I want it all” mentality. Walkable schools, direct access to multiple shopping districts and proximity to Utah Valley University attract families who want to take advantage of these perks without paying a high price. “Westmore is definitely more affordable than other neighborhoods in Orem,” says Emerie Brooks, Listing Manager at Summit Realty Inc. “This is where you’re going to find cheaper homes if there’s any available. It’s also close to the city transit.” The Utah Valley Express, known as UVX, is a rapid bus system that runs along a ten-mile route in Orem.

Homes range between $410,000 and $550,000, with 20th-century ramblers and ranch-style homes as your most common options. Many were built between the 1960s and 1980s; all are updated, but those on the lower end may need additional investments. Brick and siding are popular, and most include built-in garages, but all have driveways. Up to five bedrooms and three bathrooms cover 1,200 square feet. Though homes sit close together, lots near a quarter-acre provide enough room for manicured lawns out front and fenced-in backyards.

Subdivision sidewalks lead students from home to Westmore Elementary and Lakeridge Junior High. Both received B’s from Niche and an overall 5/10 from Great Schools. Meanwhile, Mountain View High received an A from Niche and a 4/10 from Great Schools. Mountain View sits two miles north in Orem Park – a six-minute drive from your front door to the carpool drop-off zone.

Families can also walk to Westmore Park, next to the elementary school. Two playgrounds provide space for kids to spread out or make new friends. The first is what parents expect to find: bright yellow ladders to climb, green bridges to run across and five red slides for smooth, swirly or bumpy rides down. The blue and grey playground features dozens of black ropes challenging children to weave their way to the through without losing balance or getting tangled. Mature trees create shady spots on the pavilion, and covered picnic tables provide a break from the summer sun and serve as a home base for packed lunches and water bottles.

Residents love living in the middle of all the major shopping areas. Big box retailers like Hobby Lobby, Lowe's and PetSmart line University Parkway, and many grocery shop across the street at Walmart Supercenter. Costco and Trader Joe’s are your other two options at University Mall. Check off your shopping list or treat yourself as you browse among more than 150 stores inside. The indoor-outdoor Kids Place is attached to the mall and gives young children some play time after running errands with their parents. You’ll find a splash pad, tree houses, and see-saws here.

These areas are heavily saturated with chain restaurants, but the locally-owned Holy Taco has served customers for over two years. The restaurant is known for authentic Mexican al pastor tacos; the Taco Al Pastor comes with pork, onions, cilantro and pineapple.

With walkable schools, parks and convenience to Utah Valley University and Orem’s main shopping districts, Westmore provides a life of comfort to Orem residents with tight budgets.
