Quiet, level streets are neatly lined with midcentury modern ranch-style homes and split-levels from the 1950s, ‘60s and ‘70s. Most homes are characterized by low-slung roofs and vinyl siding, often with manicured lawns, shrubbery and mature shade trees. The neighborhood is considered very walkable, with well-maintained sidewalks and level terrain. “North of the freeway, it’s hillier with upslopes and downslopes,” Snow says. “The south side tends to be flatter and easier to navigate.” Prices generally range from $1.3 million to $1.8 million, though properties with spacious half-acre lots can range from $1.8 million to $2.2 million. The neighborhood has a CAP Index Crime Score of 2 out of 10, compared to a national score of 4.

Nearby schools all score an A rating or higher

Del Rey Elementary earns an A from Niche and offers an after-school enrichment program that rotates through various activities, including yoga, soccer and improv theatre. The A-rated Orinda Intermediate is situated in the center of the neighborhood, making it an important part of the community and a draw for some young families. The school offers hands-on courses in video production and a makerspace class that allows students to utilize 3D printing, laser cutting and mold-making equipment. The A-plus-rated Miramonte High offers programs in engineering, computer science and sports medicine. Friday football games are a large part of school culture, along with other sports programs like golf and volleyball.

Ivy Drive is near the Orinda-Moraga border, putting locals close to popular restaurants in the neighboring town. La Finestra Ristorante specializes in upscale Italian cuisine and has a piano lounge and full bar. Farther north near the freeway, Orinda’s Theatre District includes the Orinda Theatre, a historic venue that shows newly released films, and The Fourth Bore Taproom & Grill, which serves American fare. The Moraga Valley Swim & Tennis Club is a central gathering place in Ivy Drive, home to a nine-lane lap pool with a diving board and four tennis courts. The facilities are open to members all year round and parents can enroll their kids in day camp over the summer. Orinda Oaks Park is a gateway to Mulholland Ridge, a tall hill that borders the neighborhood on its north side. Hiking trails lead from the park up the hillside, offering panoramic views at the summit.

A few miles from the freeway and light rail

State Route 24, the nearest highway, leads about 10 miles to Oakland and 20 miles to San Francisco. Commuters can also take the Bay Area Regional Transit’s Yellow Line light rail, which has a park-and-ride station a few miles away. County Connection operates nearby bus routes. Kaiser Permanente Walnut Creek Medical Center is a little over 10 miles away and Oakland International Airport is about 20 miles away.
