Colonialtown North
20th century bungalows and modern townhouses
Colonialtown North reflects the architectural variety that makes Orlando neighborhoods distinct. “They’ve renovated all these bungalows, so they all have charm. There’s a lot of character in that area. That’s why it stays trendy,” says Christoper Tulip, a Realtor with Charles Rutenberg Realty who has served Orlando for seven years. Renovated bungalows from the early-to-mid 20th century are usually priced between $400,000 and $700,000. Townhouses built in the last 10 years reflect the neighborhood’s colorful, contemporary designs and usually cost around $430,000 to $600,000. Newly built single-family homes appear in striking angular designs and cost up to $1 million.Indulge in ramen from Hawkers Asian Street Food
The Mills 50 District is the name for the trendy hotspots that line North Mills Avenue on the neighborhood’s west side. “There’s always something new popping up there,” Tulip says. Residents dig into bento boxes with brisket and ribs from Pig Floyd’s Urban Barbakoa or find an array of authentic Asian dishes from Hawkers Asian Street Food. Locals looking to unwind by sipping a beer and listening to live indie music head to Will’s Pub. There are also a couple of boutiques and retailers in the Mills 50 District, like the Sunny State Company boutique and the Remix Record Shop, and residents can stop by Publix for groceries.Celebrate holidays with neighbors
The Colonialtown North Neighborhood Association hosts neighborhood meetings and community yard sales, but it also gathers neighbors for more festive events, like a Halloween trunk or treat and a holiday tree lighting with treats and music. Residents can go to the Harry P. Leu Gardens for children’s story times, community movie nights and educational exhibits. Of course, from their position in America’s theme park capital, locals can be immersed in the excitement of Walt Disney World or Universal Studios in under an hour.Future teachers thrive at Edgewater High
Kids can begin learning at Audubon Park School, which earns an A-minus rating from Niche and serves students in grades kindergarten through eighth. Older students can attend Edgewater High, which has a B-plus rating and has a future educators’ program for aspiring teachers to take education courses in high school.Garden, swim and socialize at Colonialtown Neighborhood Center
Boasting a campus with a park, indoor activity center and community garden, the Colonialtown Neighborhood Center is a hub for neighborhood connection. After school, kids can hang out in the computer lab or indoor game room, while residents can garden while they keep an eye on their kids at the playground. During the summer, locals can escape Orlando’s humidity at the center’s pool. Residents in the southern portion of the neighborhood can find a small green space among tropical trees at Colonialtown Square Park, but they can head north to the Harry P. Leu Gardens to explore almost 50 acres of lush botanical gardens and nature trails along Lake Rowena.Walk to nearby restaurants or drive on I-4
Residential streets are lined with sidewalks, allowing locals to easily walk to the community center and nearby restaurants. Bus stops operated by the Central Florida Regional Transit Authority can be found along North Mills Avenue to the west and along East Colonial Drive to the south. Plus, the neighborhood’s central location connects residents to major roadways. “You’re close to the East-West Expressway and I-4, so you can get to anywhere in Orlando from those,” Flynn says.Quieter Orlando living
Homes near East Colonial Drive and North Mills Avenue may hear some traffic from the bustling areas, but much of the neighborhood receives an average Soundscore rating. “It’s like living downtown without the hustle and bustle," Tulip says.
