Orlando’s old and new are on display in Lake Eola Heights

After a walk around Lake Eola Heights, it’s easy to see why the neighborhood is listed on the National Register of Historic Places. Brick streets run underneath canopies of live oaks covered with Spanish moss. Iron streetlamps line the sidewalks, lighting the way for locals leaving their 1920s home to grab a bottle of wine from the neighborhood general store. Lake Eola Heights maintains the feel of early 20th-century Orlando, decades before Walt Disney World opened its gates. At the same time, residents live within a mile of some of the city’s trendiest spots for shopping and nightlife: the Central Business District, Thornton Park and the Mills 50 area of Park Lake Highland.

Vintage homes and condos with skyline views

Lake Eola Heights is a protected historic district, but its homes are far from uniform. A variety of architectural styles, paint colors and building materials instill a lively look to the neighborhood. Mediterranean houses are clad in stucco, palms and banana trees partially obscure bungalows and an assortment of Craftsman homes are painted green, blue and brown. On the south end, high-rise condos overlook Lake Eola and the skyline beyond. “That side of the lake is the best place to view downtown,” says Eric Rollings, a Realtor at Mainframe Real Estate who specializes in neighborhoods in and around downtown.

High demand and high prices in Lake Eola Heights

Some homes have recently sold from the mid-$300,000s to the mid-$400,000s, but prices in the mid-$600,000s to the lower $800,000s are more common. The neighborhood’s largest homes sell from the mid-$900,000s to $1.2 million. “It’s one of the most sought-after neighborhoods in Orlando,” Rollings says. “It also has one of the most expensive prices per square foot.” While prices can be high, homeowners don’t pay HOA fees.

When it comes to condos, one-bedroom units have sold in the upper $100,000s, but prices typically fall between the lower $400,000s and the lower $500,000s. Condo complexes often charge condo association fees, which vary based on the community.

Historic district comes with restrictions and potential tax breaks

The city government recognizes Lake Eola Heights as one of Orlando’s six historic districts. That means the Historic Preservation Board must approve any changes you plan to make to a home’s exterior, whether it’s a new fence or an addition to the house. It can take the board anywhere from days to weeks to review and approve changes. However, the historic district designation offers homeowners more than red tape. People who rehabilitate historic homes can apply for federal tax credits and property tax exemptions from the city.

Walk to downtown bars, Mills 50 restaurants and more

The area’s walkability is one of its biggest perks, Rollings says. You can take sidewalks throughout the neighborhood, including to Eola General. Locals park themselves at the general store’s patio tables throughout the day, whether it’s to sip coffee, eat lunch or drink beer. You can wander in almost any direction from Lake Eola Heights and find more to do. To the west, nightclubs and bars stay open late in downtown’s Central Business District. To the north, Michelin Guide-recognized restaurants such as Tori Tori operate in Mills 50. To the south, Thornton Park hosts a monthly art show with wine samples and live music. Rollings says Lake Eola Heights’ calm atmosphere and surrounding commercial districts appeal to a variety of residents, whether “you’re a single person who wants to go out and nightclub all the time or if you’re a family that wants to work in the community garden.”

Arts-focused middle school and acclaimed private school nearby

Lake Eola Heights is in the Orange County Public Schools district. Across the street from the neighborhood, Howard Middle School hosts the district’s Academy of Arts, a magnet program for students interested in dance, orchestra, photo editing and other artistic endeavors. Families can apply to the lottery-based program from October to December, as well as in April. Less than a mile away, the highly rated Lake Highland Preparatory School draws students from across the Orlando metro. The private school’s alumni include author John Green and Creed singer Scott Stapp.
