Lake Sunset is in an area of Orlando receiving new attention
After decades of underinvestment, bright spots have emerged in Lake Sunset. The neighborhood is part of Orlando's West Lakes District, a collection of communities near Camping World Stadium where nonprofits, such as Lift Orlando and West Lakes Partnership, have undertaken projects to revitalize the area. In Lake Sunset, that includes the opening of a state-of-the-art health center and a Boys & Girls Club. Residents and investors are also transforming the neighborhood by fixing up 1950s and ‘60s homes, resulting in rising values.
Homes get updates and upgrades
The story of a house on Doby Avenue is indicative of Lake Sunset’s housing market. The three-bedroom ranch-style home built in 1957 fell into disrepair after the death of its owner and languished in probate until it was put up for sale and eventually listed by Realtor Gregory Woerner of Watson Realty. “I had 50 offers on that property in just a few days,” Woerner says. In less than a year, the house sold twice, once for $145,000 and again for $315,000. As many of Lake Sunset’s midcentury homes undergo much-needed upgrades, their values climb.
Some upgrades are undertaken by West Lakes Partnership, which runs a home rehabilitation program that has fixed up several Lake Sunset houses and prepared them for new owners. “We have a lot of houses that are owned by family members, and they don’t want to do anything to it because it’s sentimental,” says Afrika Hendley, a Realtor with Keller Williams at the Parks and a member of the partnership’s board. However, West Lakes Partnership’s ties in the neighborhood encourage many to entrust these properties to the partnership when it’s time to part ways, Hendley adds. Buyers who wants to fix up a home themselves can find properties in the mid-$100,000s, but prices for turnkey homes vary from the lower to the upper $200,000s.

Parks, after-school programs and Camping World Stadium
People living on Lake Sunset are a walk through their backyard away from the 28-acre body of water. “I don’t see people water skiing, but I see people fishing,” Hendley says of the lake. If you don’t live on the lake, you’re able to take in views of the water from Lizzie Rodgers Park. The small park has a playground shaded by trees where bald eagles sometimes nest. The park is within a 10-minute walk of most of the neighborhood, but it’s not the only recreation you’ll find in the area. Other options include:
Boys & Girls Club of Central Florida, which runs after-school programs, including a teens club
Camping World Stadium, which hosts college football bowl games and concerts
Lake Lorna Doone Park, which has basketball courts, putting greens and a football field

Heart of West Lakes Wellness Center serves as community hub
The Heart of West Lakes Wellness Center is the crown jewel of neighborhood revitalization efforts. Locals can visit the center to see pediatricians, primary care physicians and pharmacists, with the cost of treatment determined by a sliding scale. Experts lead free fitness and nutrition classes, and Legacy Café serves breakfast and Jamaican entrees from its location inside the center.
Additional businesses cluster around the intersection of West Gore Street and South Orange Blossom Trail. Establishments include:

Medical training and dual enrollment at Jones High School
Nonprofit Lift Orlando is spearheading an initiative to convert the neighborhood’s Orange Center Elementary School into a STEAM-focused charter school teaching kindergarten through eighth grade. When this transition wraps up in 2029, neighborhood kids will be able to complete kindergarten through 12th grade either in Lake Sunset or at Jones High School, across the street in Lorna Doone. “Kids can all walk [to school],” Hendley says.
Jones High School offers students dual-enrollment through partnerships with Valenica College and Orange Technical College. The school also hosts the Orange County Public Schools Medical Magnet program. Through a partnership with Orange Technical College, students in the program train at local hospitals and a nursing simulation lab. Applications for the lottery-based magnet program open from October to December and in April.
Pair of highways connect to downtown Orlando, Disney World
Florida state Road 408 and South John Young Parkway intersect on the north side of Lake Sunset, providing residents easy access to both major roadways. State Road 408 puts commuters on the path to Orlando’s Central Business District, 4 miles away, and you can use John Young Parkway to drive the 15 miles to Walt Disney World Resort. Lynx buses stop along Orange Center Boulevard to pick up riders and take them to the Central Business District, roughly 15 minutes away.
