Agricultural community north of Visalia
Orosi is an unincorporated census-designated place in Tulare County with a large agricultural influence. The area of just over 8,000 residents is surrounded by farmland used for growing fruits and nuts and raising cattle. “It’s a very small, tight-knit community and it’s great for anyone who appreciates the country lifestyle,” says Rubith Quezada of Keller Williams Realty-Tulare, who has over 13 years of experience in the area. “We’re outside the city limits so people have cattle, ride horseback, and we’re really close to a lot of farms, which is where a lot of the people here work.” While Orosi residents can enjoy the quiet of the country and the views of the Sierra Nevada Mountains, the town is also located along Highway 63, and near Highway 99, allowing for quick access to Visalia 15 miles south, and Fresno 35 miles to the northwest.

Single-family homes on quiet streets
Single-family homes in Orosi have a median price of $315,000 as of December 2024. “You will see some duplexes and triplexes in town, but it’s overwhelmingly single-family dwellings,” says Quezada. Most properties are ranch-style homes from the 1970s and 80s with private driveways and attached garages; they usually have small, fenced-in front yards and large backyards. Houses sit on quiet streets with wide, paved sidewalks. Wildfires are a risk, so residents need to clear their lots of flammable debris. As an unincorporated community, Orosi has many homes on septic tanks.

Updates to Orosi High
Kids in the area attend the Cutler-Orosi Joint Unified School District, which holds a B-minus Niche rating. The district serves just under 4,000 total students. Teens attend Orosi High, which holds a B grade and has undergone significant renovations over the past few years. The school is set to open a new pool that will serve high school athletes and the public in early 2025, and a new performing arts center was built as part of a ten-year modernization plan. “The schools have a lot of backing in terms of support and money from local government, but also from the community in general,” says Quezada. “It’s a big deal to go support the high school teams, so we get really good attendance at sporting events, especially football and basketball.”

Nearby national parks and ATV trails
From local parks to ATV trails, there’s plenty of recreation in and around Orosi. The Orosi Sports Complex hosts youth sporting events and has football, soccer and baseball fields as well as a splash pad. Ledbetter Park is an 11-acre recreation space just south of town with a skate park. Kings Canyon National Park and Sequoia National Park are both within 41 miles of town. But locals don’t necessarily need a park to have a good time. “There are tons of ATV trails you won’t see on a map,” says Quezada. “People can just pull out of their driveway and go.” The town also features the Orosi Branch Library, a Carnegie library built in 1911, which is on the U.S. National Register of Historic Places.

Locally owned restaurants along main roads
Highway 63 and El Monte Way have a plethora of locally-owned restaurants. Many are authentic Mexican eateries, but there are also fried chicken spots, Asian eateries and pizza parlors. Orosi has big box stores like Family Dollar and SaveCo Supermarket for everyday needs, and retail shopping can be done at the Tulare Outlets, located 24 miles south off Highway 63.

Quick access to Visalia and Fresno
Orosi is served by the Tulare County Regional Area Transit Agency and has bus service to Visalia, Farmersville and other nearby cities. Highway 99 links people 35 miles north to Fresno, home of the nearest major airport. Orosi has an urgent care and the Family HealthCare Network for medical needs.
Heat and air concerns
Like most of Tulare County, Orosi experiences extreme heat in the summer months; temperatures regularly reach 100 degrees. The town’s agricultural industries can also cause air pollution and poor visibility.
Orosi residents can stop at a watermill to fill up a jug of fresh water during heat waves.
