Suburban comforts and sought-after schools

Named after the top-notch Blue Valley School District that serves the neighborhood, when it comes to public education Blue Valley makes the grade. In addition to the highly sought-after schools, residents of this Overland Park, Kansas, community relish the suburban comforts of spacious lots and being minutes away from shopping and dining. “It’s a pretty tight community. We really pull together when there’s a death or a storm. We often get brought up as one of the best places to raise a family and all of that’s true,” says Jessica Fields-Leone, a Realtor with ReeceNichols, who’s lived in the area since 1999. “It’s got a suburban feel, but you’re so close to the country and people like that. If you drive five minutes south, you’ll see cows.”

Split-levels and Colonial Revivals from the 70s to now

Those looking to move to Blue Valley will primarily find homes built from the 1970s to present-day. They come in a range of styles, including split-levels, Colonial Revivals and contemporary homes with two-car garages. Properties typically rest along sidewalk-lined streets with spacious lots adorned with mature ash and maple trees that are common to the area. A four-bedroom on a quarter-acre could sell for $400,000, while a 4-bedroom with an acre may cost around $525,000. “Things sell quickly in that area. I’m still seeing multiple offers,” Fields-Leone says. “If something’s priced right and in good condition, it will sell within days. People want the school district.”
