This, along with its convenient location, makes it one of the most desirable neighborhoods in Oxnard, sitting 1 mile north of downtown restaurants and 2 miles south of Route 101. “The location is great, but the homes are a big draw here because there are more spacious options here compared to neighboring communities.,” says Sean Seitz, co-owner of Comfort Real Estate, specializing in Ventura County. This area of town, just north of the Oxnard Historic District, was developed in the early 1900s and became popular for its grand homes and large lots. Those early homes are no longer standing, but residents still enjoy spacious homes on sizable footprints. The grid streets invite residents to walk to schools and parks throughout the neighborhood. Folks can also walk directly south for relaxing strolls through the Oxnard Historic District and to check out the happenings downtown.

Spacious ranch-style and Mediterranean homes

The neighborhood sidewalks border manicured lawns that frame homes with green space. Front yards have enough space for coastal landscaping or swaying palms. Many backyards can comfortably accommodate a pool or patio, which residents can enjoy year-round. “A lot of homes have open floor plans that feel roomier than the older homes of a similar size in Wilson, for example,” says Seitz. The space and convenience of the neighborhood is reflected in the prices. At the low end of the range, three-to-four-bedroom cottages and ranch-styles can be found from $635,000 to $900,000. An updated ranch-style house or five-bedroom midcentury modern can range from $900,000 to $1 million. Prices reach $1.2 million to $1.4 million for spacious five-to-six-bedroom Mediterranean Revivals with recognizable red-tile roofs and breezy porches.

Downtown dining and Riverpark shopping

Restaurants and essential shopping can be found along Oxnard Boulevard, on the neighborhood’s east side. Dominick’s Italian is an Oxnard institution, sitting at the neighborhood’s south end, owned by the same family since 1949. Lalo’s is a favorite for the family to enjoy authentic Mexican. Northside Plaza, across Oxnard Boulevard, has a few spots to grab a bite, such as Topper’s Pizza, the chain of choice for locals. Lemon Grove Plaza, on the neighborhood’s north side, has a Smart & Final and a Lowe’s for groceries and DIY supplies. Just a mile downtown, folks can find taco spots and Southern California fare. The Collection at Riverpark is also 2 miles north. The city’s largest shopping center has trendy shops, department stores like Target and specialty grocers like Whole Foods. There’s also a Sam’s Club and Costco 2 miles north for big-box shopping.

Downtown Oxnard Farmers Market

Plaza Park is a mile south of the neighborhood, in the heart of downtown Oxnard. It hosts many local events, like the Downtown Oxnard Farmers Market. Locals visit the market every Thursday to stock up on the city’s freshest produce and appreciate Oxnard’s agricultural roots. Folks also gather here for the First Thursdays Food Trucks events, where they can sample cuisine from a collection of Ventura County’s best food trucks.

Get outside at Eastwood Park or Oxnard Beach

Eastwood Memorial Park is the neighborhood recreation space, walkable from many homes. With Curren Elementary next door, kids can flock to the playground after school. The basketball court is the spot for pickup games, and the baseball diamonds host Little League stars in the spring. There are also plenty of shady trees for relaxing out of the sun. Oxnard Beach is just 6 miles away, so locals spend much of their free time on this popular beachfront with plenty of sandy shoreline.

The neighborhood is a part of the Oxnard School District, which is rated a C-minus overall by Niche. Kids may start at C-minus-graded Curren Elementary, just a short walk from many homes. They move on to the C-minus-rated Fremont Independent School, also known as the Fremont Academy of Environmental Science and Innovative Design. High schoolers may attend the Oxnard Union High School District, which is rated a B-plus overall. Pacifica High, graded a B, is where neighborhood students round out their journey. Pacifica High sports a stellar football program that recently won the CIF Division II State Title in 2019.

Two miles from Route 101

Commuting is simple with Route 101 just 2 miles north. It’s a 37-mile drive up the coast to Santa Barbara and a 60-mile drive south to downtown Los Angeles. The trip to LA usually takes about an hour and 15 minutes, but heavy traffic close to the city can add a lot of time to the drive. The Oxnard Transit Center offers a two-hour train to downtown LA, for those looking to avoid a long drive. Port Hueneme's naval base and shipping port, 5 miles south, are important employers in the area. Military personnel might also drive 9 miles down the coast to Point Mugu Naval Air Station. Folks typically walk or drive around Carriage Square and downtown, but there are buses throughout the city.
