Five Points Northeast makes up the east side of Downtown Oxnard. Although it may appear largely industrial, the neighborhood does have a few residential opportunities. “When you’re on Oxnard Boulevard you’ll see a bunch of businesses and car dealerships on the east side, and behind those, you’ll find the few residential communities that are here,” says Lorenzo Castillo, a broker with Exit Castillo Realty who’s lived in Oxnard since the 1970s. Whether in a condo community or single-family home, residents can walk to restaurants and markets scattered throughout the downtown blocks. “There’s a lot of commercial activity going on here, which limits the amount of homes, but it gives a lot for people to do,” says Castillo.

Restaurants around every corner
Residents are always a short walk from one of the neighborhood's many authentic Mexican eateries, and restaurants in the heart of downtown are a few blocks away. Carnitas El Rey is a well-known spot on the neighborhood's north side for fresh-fried carnitas. A few blocks south, Julian's Aguachiles showcases Oxnard's fresh seafood in their Aguachiles – a Mexican dish of fresh fish marinated in citrus juice and chiles. On weekend mornings, locals go to Henri's Café for breakfast on the corner of Wooley Road and Oxnard Boulevard. When it comes to groceries, the neighborhood only has a few Mexican and Japanese stores like Asahi Market. Vons offers more extensive grocery shopping, less than 2 miles west, and Walmart is 2 miles south. Big-box shopping at Sam's Club and Costco is just over 4 miles north. The Collection at Riverpark – the city's largest retail center – is 4 miles north on Oxnard Boulevard.

Events in Plaza Park and Heritage Square
Residents are also a short walk from Plaza Park and Heritage Square downtown, which host many events. The Downtown Oxnard Farmers Market sets up in Plaza Park every Thursday, showcasing fresh produce from farms outside the city. Food trucks from all over Ventura County circle around Plaza Park for the First Thursday's Food Trucks event, held on the first Thursday of every month. Heritage Square also hosts many events in its unique space in Historic Downtown Oxnard. The square is a courtyard in the middle of four 1920s mansions from the city's early development that now serve as a space for shops, restaurants and local events. The summer concert series hosts an eclectic mix of artists on summer Fridays from June to August.

Condo communities in the neighborhood provide similar amenities and slightly more square footage, with three-to-four-bedroom units for $490,000 to $600,000. Five Points Northeast is part of the Oxnard School District, which is rated a C-minus overall by Niche. Kids start at Chavez Elementary and move on to the Robert J. Frank Academy of Marine Science and Engineering, both graded a C-minus. The neighborhood is also a part of the B-plus-rated Oxnard Union High School District. Students may attend Del Sol High School, which isn't graded on Niche because it was recently opened in August of 2023.

Less than 5 miles to Port Hueneme
Port Hueneme is a prominent employer in the city, less than 5 miles from the neighborhood. Residents have a short drive or bus ride to the Port's naval base and deep-sea shipping terminal. The neighborhood is 2 miles from the Pacific Coast Highway and 3 miles from Route 101, making long drives a little easier. Point Mugu Naval Air Station is a military hub just over 7 miles south on the PCH. Residents can take the 101 for 23 miles to Thousand Oaks or 61 miles south to Downtown Los Angeles. Heavy traffic can make the drive to LA take hours, so some folks opt to take a 2-hour train ride to LA from the Oxnard Transit Center, a short walk from many homes.
