Sought-after homes and iconic architecture in Andreas Hills
Nestled among desert plants and towering palm trees, sprawling Andreas Hills homes feature iconic midcentury modern, contemporary and Mediterranean Revival architecture. “At one point, Andreas Hills was referred to as the Bel Air of Palm Springs, and the community has some of the bigger single-family homes in the city,” Urquiza says. “Houses are usually stand-alone and custom built, and parcels start at 10,000 square feet with private pools and sports amenities.” Featuring open floor plans, elaborate designs and landscaping, 1980s to present-day single-family houses around 2,500 square feet start at $1 million, with larger mansions reaching around $5 million. Condos from the 1970s go from $700,00 to just under $1 million.Recreation trails at the Indian Canyons
The community sits at the foothills of the Indian Canyons, with many trailheads leading into the mountains. “People are drawn to this area for nature and the mountains, and Andreas Hills is the entrance to Indian reservation land,” Urquiza says. Residents can hike or go horseback riding along the 4.7-mile Murray Canyon Trail and spot endangered wildlife, or go bird watching at the more tranquil, mile-long Andreas Canyon Trail. Just north of the area, the 36-hole Indian Canyons Golf Resort is open to the public. Adjacent to the course, Smoke Tree Stables offers equestrian tours of the canyon trails.Palm Springs Unified School District serves the community
Cahuilla Elementary School has a B-minus Niche grade. Raymond Cree Middle School offers a dual-language immersion program in English and Spanish and gets a B rating. Palm Springs High School rates an A-minus, offering career academies in medicine and business. Many private schools are nearby, including the A-plus Palm Valley School and Desert Chapel Christian School, which has an A-minus Niche rating.Iconic festivals and art events in Coachella Valley
Palm Springs and the Coachella Valley region have many iconic events that draw people from around the world. “From January to April, many second-home owners return to Palm Springs specifically for the events here,” Urquiza says. Showcasing contemporary cinema from across the globe, the Palm Springs International Film Festival is held in January with premieres, special screenings, talks and parties with industry professionals. Modernism Week, one of the most iconic international architecture festivals, kicks off in February with 11 days of architectural tours and events centered around midcentury and modern design. Coachella, or the Coachella Valley Music and Arts Festival, takes place in April at Indio, about 20 miles away.Take state Route 111 to access Coachella Valley
The community is near state Route 111, which is known locally as Palm Canyon Drive and connects to other cities in Coachella Valley. Palm Springs International Airport and Desert Regional Medical Center are both about 6 miles north. Residents can take Interstate 10, about 10 miles away, to reach San Bernardino and Los Angeles. SunLine Transit Agency services the Greater Palm Springs area with buses, and Palm Springs Amtrak Station is about 10 miles away.Shopping and dining along Palm Canyon Drive
Shopping plazas, retailers and restaurants are concentrated along Palm Canyon Drive, about four miles north of Andreas Hills. Residents can get their essentials at Ralphs, Jensen’s Finest Foods and Walgreens. In addition to fast-food options, the thoroughfare is dotted with chain and locally owned eateries. Elmer’s Restaurant is a regional chain offering breakfast classics and comfort food in a traditional diner setting. With colorful décor and an outdoor patio, El Mirasol Cocina Mexicana is a staple for margaritas and casual Mexican fare. Additional dining options, along with designer stores, lifestyle boutiques and cultural venues such as the Palm Springs Art Museum, can be found downtown.
