Several different gated subdivisions break off Canyon Corridor's main thoroughfare. Most are midcentury modern-style condos, with amenities like in-ground pools and ground maintenance funded by homeowners' association fees. These units typically range in price from $215,000 to $600,000. However, larger units in sought-after communities like Canyon View Estates and Canyon Springs can exceed $700,000 and reach up to $2 million. Free-standing homes present similar architectural designs and sit behind private entrances. Expansive outdoor patios provide space to enjoy views of the nearby ridgelines. “The mountains hug South Palm Springs, so they don’t get the wind like up north,” Whittier says. “There’s no streetlights, and power lines are underground, so there’s nothing to obstruct the views.” These properties usually sell between $1 and $2 million. Downtown Palm Springs is a 2-mile trip north of the community. “Everyone goes into Downtown Palm Springs to shop and eat,” Whittier says. Along the district’s Palm Canyon Drive are a variety of retailers ranging from clothing boutiques and specialty shops to furniture stores. Casual and fine-dining restaurants serving cuisine from around the world also fill the corridor. The Front Porch at Farm is one of the most popular spots, where living décor and rustic touches round out its farm-to-table Provençal menu. Cazabon and Desert Hills Premium Outlets sit 21 miles northwest and house more than 185 stores. “It takes an entire day or two to get through all of the stores there,” Whittier says. East Canyon Palm Drive, 2 miles northeast of the community, includes a handful of retailers and grocers like Ralphs Fresh Fare.From Mt. San Jacinto hikes to the galleries of Downtown Palm Springs
The community’s southern edge connects to the South Lykken Trailhead. “Tons of people do the hiking thing here, and the Lykken Trail is very popular,” Whittier says. The trail teems with wildlife and offers sweeping views of the city and Tahquitz Canyon below, where hikers can cool off underneath its namesake waterfall. Indian Canyons Golf Resort offers two 18-hole public courses just southeast of the neighborhood. Downtown, residents can explore a series of art galleries and museums or take a photo with the 24-foot-tall Marilyn Monroe statue, an ode to her iconic appearance in 1955’s “Seven Year Itch.”Palm Springs High School ranks high in diversity
Palm Springs Unified School District serves the community and holds a B-minus rating on Niche. Cahuilla Elementary School also earns a B-minus rating, and Raymond Cree Middle School a B. Niche gives Palm Springs High School an A-minus and ranks it the second most diverse school in the district. The high school's business-focused Able Academy provides enrolled students with hands-on experience through attending nationwide business conferences and competitions. Desert Chapel Christian School is the nearest private option with an A-minus rating.Residents convene for VillageFest
Every Thursday evening, vendors line downtown for VillageFest, a city staple for 30-plus years. “They shut down four blocks of Palm Canyon Drive and have people selling handmade jewelry and clothing,” Whittier says. “People go to the local bars and then shop the market along the street.” Visitors can also expect live music while perusing the fair's various art and produce stands.Getting around on State Route 111 and Interstate 10
Access to State Route 111 is less than a mile north, connecting residents to neighboring cities like Palm Desert and Cathedral City to the east. Interstate 10 passes 7 miles north, which links the valleys to San Bernardino 57 miles northwest. Eisenhower Memorial Hospital is closer to home, 11 miles east, alongside Palm Springs International Airport, 5 miles northeast.
