El Mirador
An abundance of green space in the desert
Ruth Hardy Park rests in the south of El Mirador. The 22-acre park has three volleyball courts and eight tennis courts. There’s also a basketball court and several play structures. The Desert Healthcare Wellness Park spreads three interactive gardens across five acres. Adjacent to the Desert Regional Medical Center, the green space contains a walking path, benches and fitness stations. To the north of El Mirador, Victoria Park lets people of all ages enjoy playing, whether it's on the volleyball court or the playground.Organic food and luxury retailers
Locally owned Cafe La Jefa encourages customers to have its organic dishes and specialty coffee on the spacious patio. Eight4Nine Restaurant and Lounge serves innovative fare in a minimalist atmosphere. The eatery’s onyx bar catches guests’ eyes against the striking white decor. Grocery stores like Albertson’s and Stater Bros. Markets are 1.5 miles away, just off State Route 111. For shopping, locals go to one of the many malls near downtown on North Palm Canyon Drive. The Block Palm Springs is home to the city's only rooftop bar, appropriately called the High Bar. This vibrant shopping area offers retailers like West Elm and Johnny Was alongside eateries like Haus of Poke and Il Corso. The Shops at Thirteen Forty-Five provide clients with a luxury retail experience. Stores sell everything from designer eyewear and high-end furniture to boutique pet grooming.A centrally located community with midcentury designs and wide streets
El Mirador isn’t a large neighborhood. Instead, the compact area has around 160 homes ranging from midcentury designs to Spanish-inspired houses. The streets are arranged in a grid pattern to simplify navigating, and swimming pools sparkle in almost every backyard. There are even some well-preserved celebrity homes just a few minutes walk away, with stars like Cary Grant, Liberace and Donna Reed’s houses represented. “People interested in older neighborhoods gravitate to El Mirador. There are some major estates and some smaller homes, so there’s a nice mix. And it’s a great location. People want to be near downtown, and the Old Movie Colony is next to the hospital. Across the highway is Old Las Palmas, where houses go for $13 million or more. El Mirador offers opportunities for people who don’t want to spend that, and they get to own the land,” says Hampton. Homes sell for a median price of $1.5 million after 55 days on the market. However, the entire range begins at $985,000 and continues to $2.85 million. Some outliers on acreage in the area sell for up to $7.7 million.Traveling by car, bike or bus through Coachella Valley
El Mirador is near large thoroughfares like North Palm Canyon Drive and East Vista Chino and is just 1.5 miles from downtown. Bus routes circulate outside the neighborhood on North Palm Canyon and North Indian Canyon Drives. This is a very walkable area with well-maintained sidewalks, and bike lanes are plentiful on the neighborhood’s streets. The community is adjacent to the Desert Regional Medical Center and is three miles from Palm Springs International Airport.Dual language programs and college credits
Students attend Katherine Finchy Elementary, Raymond Cree Middle and Palm Springs High. B-plus-rated Katherine Finchy Elementary participates in the Think Together Afterschool Expanded Learning Program to support students in various subjects. B-rated Raymond Cree Middle features a dual language immersion program that teaches several core subjects in Spanish. A-minus-rated Palm Springs High offers a dual enrollment program with the College of the Desert for high school and college credits. College of the Desert is a two-year institution conferring associate degrees and professional certificates.Wildfire risk
Like much of Southern California, El Mirador is at risk of wildfires. To prevent the loss of life or property, the city ensures all buildings meet current construction standards and removes flammable debris from around homes.
