Located 3 miles east of downtown Palm Springs, Los Compadres is a peaceful residential enclave on the south side of the city. Echoing Palm Springs’ iconic architecture and design history, the community features quintessential midcentury modern homes and is surrounded by recreational venues such as golf courses, public parks and private clubs. “The area has a plethora of recreation, and it’s suited for those who want to live an active lifestyle,” says Peter Lavin, who is a Realtor at Links Real Estate with 23 years of experience.

The neighborhood landscape features peaceful streets connected by sidewalks; palm trees, cacti and other desert plants often adorn the yards. Residential homes are mostly single-story midcentury ranch-styles built in the 1960s and 1970s, and many feature open floor plans and modern architecture. Home prices are typically between $800,000 and over $1.5 million, and those with golf course or mountain views can top $2 million. Yard spaces are usually about a quarter acre to one-third acre in size, and almost every house has an outdoor pool. “Los Compadres is one of those neighborhoods that's in transition,” Lavin says. “Younger-generation families are moving in, and lots of properties are being fixed up and renovated on the interior.” Condominiums in subdivisions often sell between $400,000 and $600,000, and homeowners should expect to pay additional monthly HOA fees. Homeowners are often advised to purchase home insurance, as the area’s extreme heat in summertime may cause property damage, such as foundation, façade and/or roof issues.

Public parks and private recreation clubs all around the community
Los Compadres is very close to a variety of recreational and outdoor venues. With a sweeping mountain view as its backdrop, the city’s largest public park, Demuth Park, features 61 acres of outdoor space, numerous sports fields and facilities, playgrounds and walkways. The Demuth Park Community Center offers a variety of fitness classes to residents. In addition to a dog park, the 7-mile-long Tahquitz Creek Loop bike trail has an entrance near the large park. Students here may attend Cahuilla Elementary School, which has a B-minus Niche grade.
