Iconic midcentury ranch-style homes in Los Compadres
The neighborhood landscape features peaceful streets connected by sidewalks; palm trees, cacti and other desert plants often adorn the yards. Residential homes are mostly single-story midcentury ranch-styles built in the 1960s and 1970s, and many feature open floor plans and modern architecture. Home prices are typically between $800,000 and over $1.5 million, and those with golf course or mountain views can top $2 million. Yard spaces are usually about a quarter acre to one-third acre in size, and almost every house has an outdoor pool. “Los Compadres is one of those neighborhoods that's in transition,” Lavin says. “Younger-generation families are moving in, and lots of properties are being fixed up and renovated on the interior.” Condominiums in subdivisions often sell between $400,000 and $600,000, and homeowners should expect to pay additional monthly HOA fees. Homeowners are often advised to purchase home insurance, as the area’s extreme heat in summertime may cause property damage, such as foundation, façade and/or roof issues.

Public parks and private recreation clubs all around the community
Los Compadres is very close to a variety of recreational and outdoor venues. With a sweeping mountain view as its backdrop, the city’s largest public park, Demuth Park, features 61 acres of outdoor space, numerous sports fields and facilities, playgrounds and walkways. The Demuth Park Community Center offers a variety of fitness classes to residents. In addition to a dog park, the 7-mile-long Tahquitz Creek Loop bike trail has an entrance near the large park. Featuring surfing wave pools and a waterpark, The Palm Springs Surf Club has become a popular destination for residents to cool off, surf and enjoy the waters. Golfers can book tee times at the adjacent Seven Lakes Country Club or Tahquitz Creek Golf Resort.

Schools in the Palm Springs Unified School District
Students here may attend Cahuilla Elementary School, which has a B-minus Niche grade. Raymond Cree Middle School rates a B and offers a dual-language immersion program, letting students get a jumpstart on reaching biliteracy in high school. With an A-minus Niche score, Palm Springs High School has career-focused academies in business and medicine. Several faith-based private schools are also close by, including Desert Chapel Christian School, which has an A-minus, and St. Theresa Catholic School.

Shopping and dining along Palms Canyon Drive
The neighborhood is bordered by Palms Canyon Drive, a main thoroughfare with many retailers and restaurants, and many of these spots are only minutes away. Manhattan in the Desert is a diner-style deli serving sandwiches and pastries. Native Foods is down the street, a local chain vegan restaurant serving Californian fare. Several doors down sits Smokin' Burgers & Lounge, a casual sports bar with gastropub fare. Big-box stores are located in Smoke Tree Commons, a shopping plaza directly south of the neighborhood, and grocery stores nearby include Ralphs and Jensen's Finest Foods. Plus, downtown's vibrant galleries and shops are only a short drive away.

Cultural events make Palm Springs a tourist destination
Palm Springs is known for its myriad cultural events and festivals. Highlighting the city’s iconic architectural history, Modernist Week celebrates midcentury design with home tours and exhibits. The city also celebrates Palm Springs Pride, an event with inclusivity activities and a big parade. Attracting thousands of spectators from all over, Coachella, or the Coachella Valley Music and Arts Festival, is one of the most anticipated music events in the world and takes place in Indio, Coachella Valley, about 20 miles away.

Residents take the highway to access other cities
The community is close to California state Route 111, and Interstate 10 is about 7 miles away. San Bernardino and Los Angeles are about 60 miles and 115 miles west, respectively, and both can be accessed via I-10. Bus services are provided by SunLine Transit Agency, and the Palm Springs Amtrak Station is less than 10 miles north. Palm Springs International Airport is about 1 mile away, and Desert Regional Medical Center is about 4 miles north of the neighborhood.
