A residential respite near parks, shopping and dining

Oasis del Sol is tucked away on Palm Springs' east side and gives residents the serenity of suburban living paired with the convenience of easy access to city amenities. “One of the beauties of this particular neighborhood is its proximity to Downtown Palm Springs and Ruth Hardy Park,” says Palm Springs resident Louise Hampton, a broker associate with Berkshire Hathaway Homeservices. “Everything is really close.”

The neighborhood also offers a rare investment opportunity. The city of Palm Springs has enacted a moratorium on short-term rentals per neighborhood, limiting the of vacation rental properties in each to no more than 20%, Hampton says that Oasis del Sol is one of the few neighborhoods that hasn’t reached this cap. “A lot of other neighborhoods are maxed out, so you can’t buy a house with the idea of doing a short-term rental. You have to join a waiting list,” she says.

Midcentury single-family homes and condos

Oasis del Sol is made up of single-family homes and condominiums, most of which were built throughout the 1960s and 1970s. “A lot of the newer developments in Palm Springs are two or three stories high because people are building vertically since the land is so expensive,” Hampton says. “But the homes in Oasis del Sol are single-story, which is a benefit for this particular neighborhood because a lot of people don’t want to deal with stairs.”

Much of Palm Springs is on the Agua Caliente Indian Reservation, and as such, many homes are on land that is leased from The Agua Caliente Band of Cahuilla Indians. Hampton says while the neighborhood’s condos sit on fee land (which is owned by the homeowner or the property company), most of the single-family homes are on leased land, with the owner paying a monthly or annual lease payment to the tribe. “The beauty of homes on leased land is that you can often buy them for a lot less than you could if it was on land that you own,” Hampton says.

Single-family homes are situated on short streets ending in culs-de-sac, and most have spacious lots of anywhere from 10,000 to 15,000 square feet and also have private swimming pools. Many homes have Mediterranean-style architecture, while others are midcentury modern — several of which were designed by the famous Alexander Construction Company and other notable midcentury architects, like Jack Meiselman. Depending on size and renovations, single-family homes go for anywhere from $700,000 to $1.5 million.

Condos are situated in several individual developments, many with their own private amenities like swimming pools and tennis courts. Units generally range in size from around 1,000 to 1,500 square feet, and depending on the size and updates, prices range from around $350,000 to $700,000. While there are restrictions on rentals shorter than 30 days in condos, many residents rent out their units seasonally.

Proximity to Ruth Hardy Park, with two golf courses within just a few miles

About a mile west of the neighborhood, 22-acre Ruth Hardy Park has a playground and tennis, basketball and sand volleyball courts. Just a few miles east of the neighborhood, there are two pristinely maintained public golfing options. Escena Golf Club has 18 holes as do both the pebble and boulder courses at Cimarron Golf Resort. Just south of the neighborhood, the David H. Ready Palm Springs Dog Park offers plenty of space for off-leash play and offers a separate area for smaller dogs.

Grocery stores and restaurants just north, with plenty more options downtown

A few grocery and dining options are concentrated along East Vista Chino about a mile north. For essentials, there’s a Stater Bros. Markets, an Albertsons and a Walgreens. The thoroughfare also has a variety of fast-food options and several locally owned eateries. Loco Charlie's Mexican Grill is a favorite for casual south-of-the-border fare and margaritas, while Peruvian Fuego is a go-to for traditional dishes like lomo saltado and ceviche. Next door, El Salvador Cafe serves authentic cuisine like papusas. Plenty of additional dining options can be found downtown, along with locally owned boutiques, specialty shops and designer retailers.

Career-based learning options at Palm Springs High

Oasis del Sol is zoned for the Palm Springs Unified School District. Katherine Finchy Elementary and Raymond Cree Middle both earn B ratings from Niche, while Palm Springs High receives an A-minus. High schoolers can enroll in one of several hands-on career academies in a variety of fields, including business, medicine and film.

Right next door to Palm Springs International Airport

Residents have easy access to nearby SunLine bus stops, offering routes throughout the Greater Palm Springs area. State Route 111 is about a mile north of the neighborhood, connecting residents with destinations throughout the Coachella Valley. Interstate 10 is about 5 miles away, which leads about 105 miles west to Los Angeles. Desert Regional Medical Center, the Coachella Valley’s only Level 1 trauma center, is just a mile west. The area experiences hot, dry summers and in 2024 the city tied it’s all time high by hitting 116 degrees.

The neighborhood is bordered on the east side by Palm Springs International Airport, with nonstop flights to 30 destinations across the country and one-stop flights to hundreds more around the world. Despite the neighborhood’s proximity to the airport, Hampton says that residents aren’t in the direct flight path and don’t experience any more air traffic than residents in other parts of the city. “There’s not a neighborhood in Palm Springs that doesn’t sometimes hear noise from the airport,” she says.
