Racquet Club Estates
The largest collection of iconic Alexander homes
Most of Racquet Club Estates' nearly 550 midcentury modern homes are known as "Alexander homes," designed by notable architects William Krisel or Jack Meiselman and built by the Alexander Construction Company. “There's a premium on homes that you can market as being a Krisel or a Meiselman," Caldwell says. "Midcentury modern aficionados are really looking for those names. They're iconic.”Alexander homes are single-story tract homes defined by their post-and-beam construction, open floor plans, private swimming pools and walls of glass meant to blend indoor and outdoor living spaces. “They're perfect for the Southern California desert, with high ceilings and tons of natural light,” Caldwell says. Each floorplan was tweaked slightly to create a sense of individuality, and distinct roofline options included the V-shaped “butterfly roof” popularized by Krisel. “Most of the lots are at least 10,000 square feet, which you just don’t get in newer homes,” Caldwell says. “Because they have bigger lots, they generally have really good-sized swimming pools. You have plenty of space to take in the views and the architecture from the backyard. It’s very tranquil.”
Many of the Alexander homes here have been carefully updated or renovated. “The original floor plan for most of these was 1,225 square feet with 3 bedrooms and 2 bathrooms, which isn’t a lot of interior space, so some people have added onto the back to make them a little bit bigger without messing up the integrity of the architecture,” Caldwell says. “There was a time during the 1980s and ‘90s when people didn’t appreciate midcentury architecture as much, but it’s come around full circle and now people really realize the value of a true midcentury home,” Caldwell says. “They know that the value lies in it remaining exactly what it is, so they don’t screw it up.” When renovated, Alexander homes tend to range from about $900,000 to $1.5 million, while those in need of restoration range from $650,000 to $850,000.
A popular tour destination during Modernism Week
Racquet Club Estates hosts home tours during the annual Palm Springs Modernism Week, which attracts over 100,000 visitors each February. As a cultural and architectural celebration of all things midcentury modern, this iconic event hosts lectures, fashion shows and double-decker bus tours of some of Palm Springs’ most notable architecture. "Because there is such a high concentration of Alexander homes here, people have a big interest in touring this neighborhood in particular,” Caldwell says.Close to grocery stores, popular restaurants and midcentury modern retailers
