Sunrise Park is a sought-after home base for both full-time and part-time Palm Springs residents, with tranquil streets full of the midcentury modern architecture that the city is famous for. Located just a mile east of Downtown Palm Springs, Sunrise Park offers residents proximity to shopping, dining, museums and art galleries. “It’s not necessarily as historic as some of the midcentury neighborhoods in Palm Springs, but it’s gaining a lot in value because there are some beautiful homes in there, and you can't beat the location,” says former Sunrise Park resident Jim Caldwell, a Realtor at Compass. “It’s right in the middle of town, so a lot of people are drawn there just for the convenience.”

According to Palm Springs resident Michael Layton, a Realtor with Re/Max Desert Properties, the neighborhood’s quiet residential streets make it ideal for dog walking. “Everybody’s always out walking a dog, or maybe even two or three. If you’re not a dog lover before moving here, you’ll certainly be one after,” he says.

Midcentury modern homes and more recently built condo developments

Sunrise Park is mostly made up of single-story homes dating back to the 1950s and 1960s, many of which were designed by notable midcentury architects like Jack Meiselman, Dan Palmer and William Krisel and built by the famous Alexander Construction Company. Most have quarter-acre-sized lots and private swimming pools, and yards are adorned with citrus trees and mature pine trees. While some residents landscape with grass, others embrace the desert lifestyle and use a mix of landscape rocks and drought-tolerant plants. While fixer-uppers can be found for as low as $700,000, most single-family homes start closer to $1 million and range to about $2 million, though some can go for upwards of $2.5 million. Palm Springs has set a moratorium on short-term rentals, limiting the amount in each neighborhood to no more than 20%; Sunrise Park has not yet reached that cap, which has boosted values in recent years and has made it desirable for investors. “People love to rent a midcentury home, so even if they don’t own one, they can still live that Jackie Kennedy lifestyle,” Caldwell says.

Buyers can also find a few single-story and apartment-style condominium developments, each with their own private amenities like swimming pools. While most were built in the 1970s and 1980s, the gated Sophia community was developed in 2014, featuring units with a 21st-century take on midcentury modern architecture. Throughout Sunrise Park, condos range in size from under 700 square feet to nearly 1,200 square feet. Depending on size and renovations, late-20th-century condos go for anywhere from $250,000 to $400,000, while newer units within the Sophia development start at about $500,000 and range to about $700,000.

Tons to do at the neighborhood’s namesake park

The neighborhood’s namesake park spans nearly 40 acres through the community, offering a large playground, a skate park, a basketball court and a baseball field. The park is also home to the Palm Springs Swim Center, with an Olympic-sized outdoor pool, as well as the Palm Springs Public Library and the Mizell Senior Center, which hosts a variety of programs, classes and events for seniors in the community. The Palm Springs Power collegiate baseball team also plays at Palm Springs Stadium within Sunrise Park, and residents can catch weekly games during the summer. Just east of the neighborhood, the David H. Ready Palm Springs Dog Park offers plenty of grassy space for four-legged residents to play off-leash.

Grocery shopping and popular restaurants immediately within reach

Residents have access to several dining options along Sunrise Way, which borders the neighborhood’s west side. At its intersection with Tahquitz Canyon Way, the patio at John Henry’s Cafe is a popular spot to enjoy elevated American and European fare alongside craft cocktails, and next door, The Real Italian Deli of Palm Springs is a go-to for fresh deli-style sandwiches and Italian groceries. There are also plenty of options along Sunrise Way in the neighborhood’s southwest corner. Monsoon Indian Cuisine is a favorite for traditional Indian fare, while Aspen Mills Bakery and Café serves fresh-baked goods and gourmet sandwiches. This intersection also has a Ralphs for groceries, and residents can head downtown for retail shopping at boutiques, designer stores and secondhand shops.

Music, theatre and cinema at the Palm Springs Cultural Center

Right in the neighborhood, the Palm Springs Cultural Center shows screenings of arthouse and foreign films as well as decades-old classics. The venue also hosts live performances from regional theatre companies and weekly live music events featuring both local and national talent. Locals can also enjoy the Saturday farmers market here, which is held outdoors from October through May and indoors from June to September.

Three career academies at Palm Springs High

Sunrise Park is zoned for the Palm Springs Unified School District, where students can attend Katherine Finchy Elementary and Raymond Cree Middle, both earning a B rating from Niche. Access to public transportation, with a short commute downtown via car or bike

Residents can take the SunLine bus to stops throughout the Greater Palm Springs area. Tahquitz Canyon Way runs east-west through the center of the community, leading about a mile west to the heart of Downtown Palm Springs. This route is also lined with bike lanes for a 5-to-10-minute bike ride downtown. Accessible via Sunrise Way on the neighborhood’s west side, State Route 111 is about 2 miles away, connecting residents with destinations throughout the Coachella Valley. About 2 miles northwest, Desert Regional Medical Center is the Coachella Valley’s only designated level 1 trauma center, and Palm Springs International Airport is just a mile east, offering nonstop flights to 30 domestic destinations and one-stop flights to hundreds more around the world. “That’s one of the great things about Palm Springs. When you have to take a flight, you don’t have to spend 2 hours in traffic to get there,” Layton says. Despite the airport’s proximity, Sunrise Park residents don’t experience more noise than those living in other parts of the city. “You’re close to the airport, but it’s not like you’re directly in the flight path, so you’re not listening to planes overhead all day,” Caldwell says.

Soaring summer temperatures

Like the rest of Palm Springs, Sunrise Park experiences extremely high temperatures during the summer months. “There’s a cycle to your days in the summertime when you try to be inside by 1:30 or 2 in the afternoon,” he says. “Then you don’t go back out until after the sunsets.” But there's another side to this weather story. “We get 7 months of the year where you don’t need heat or air conditioning, so it’s a fair trade-off.”
