Iconic midcentury architecture
Tahquitz River Estates offers a diverse array of 20th-century homes. In the 1930s, small Spanish-influenced ranch-style homes and bungalows were the norm here, and some of these early houses are still around. By the late 1940s, though, the neighborhood began to see then-fashionable homes designed by the most recognizable names in midcentury modern architecture, including Paul Trousdale, William Krisler, Donald Wexler and William Gray Purcell.Size and price ranges are roughly the same for all homes styles here. “Homes here go from 1,500 square feet to 3,500 square feet, and there will be a midcentury modern home right next to a Spanish-style home," Quinn says. "Some are original, some have been completely updated. When people try to do real estate comps here, it really doesn’t work, because there’s nothing completely the same to compare it to — so it’s hard for people to wrap their heads around what price they think a home should be here.” Quinn says there are some fixer uppers here in the mid $800,000s, while renovated homes can cost as much as $3 million. “It depends on how much work has been done on it, but for $1.2 to $1.8 you can get something pretty decent,” she adds, noting that home values are continuing to appreciate.
Much of Palm Springs is on land belonging to the Agua Caliente Band of Cahuilla Indians, so many city homeowners pay a fee to the tribe to lease their home lots. However, Quinn notes that all of Tahquitz River Estates is on fee land, meaning that homeowners here own their land without having to pay the land lease, which can be anywhere from $3,000 to $12,000 a year. “It’s a big plus for a lot of buyers.”
Most homes here have private swimming pools, and according to Quinn, the standard lot size is 10,000 to 11,000 square feet. In addition to mature palm trees, most yards are also adorned with the citrus trees that the Coachella Valley is known for. “Every house in this neighborhood has trees growing pink or yellow grapefruits, tangerines, oranges and limes,” Quinn says. “They grow like crazy here and people can’t keep up with eating them all, so everybody picks them and gives it to the homeless shelters. Everybody has a fruit picker here that they keep propped up underneath the tree, so anybody can walk by and pick fruit.”
Within walking distance of popular restaurants
In the neighborhood’s southwest corner, there are several locally owned eateries. Miro’s Restaurant offers an eclectic menu of European cuisine and wines, the upscale Mr. Lyon’s Steakhouse serves hand-cut meats and craft cocktails, and Kreem is the local go-to for ice cream and coffee. Small hotels are dotted around the neighborhood, mostly near the southern end; one is the Ace Hotel & Swim Club, where the restaurant, cocktail bar and outdoor pool are open to locals. A couple of miles east on Palm Canyon Drive, shopping centers include grocery stores like Ralph's and Jensen's Finest Foods, as well as a Petco, Walgreen's and T.J. Maxx. Tahquitz Canyon is just west of the neighborhood on a section of the Agua Caliente Indian Reservation. Inhabited by the Native American Cahuilla people for over 5,000 years by, it is now a public nature preserve overseen by the Agua Caliente Band of Cahuilla Indians. The canyon features ancient rock art and irrigation systems, and the visitors center has several educational exhibits highlighting the canyon’s history, natural landscape and indigenous culture. The rocky Tahquitz Canyon Trail spans nearly 2 miles through the canyon and leads to a 60-foot waterfall, where visitors can cool off after a strenuous hike.Just south of the neighborhood, Moorten Botanical Garden features more than 3,000 plant species from around the world, with a special exhibition on rare cacti. The nearby Indian Canyons Golf Resort is open to the public and has two 18-hole courses that allow golfers to tee off with scenic views of Mount San Jacinto and Indian Canyon.
Participation in the famous Palm Springs Modernism Week
The neighborhood hosts home tours during the famous Palm Springs Modernism Week each February, which sees over 120,000 attendees each year from all over the world. This celebration of architecture, arts and fashion hosts walking and double-decker bus tours of the city’s midcentury modern homes, along with lecturers, fashion shows, films, live music events and cocktail parties at some of Palm Springs’ most notable estates.Career academies at Palm Springs High
Tahquitz River Estates is served by the Palm Springs Unified School District. Cahuilla Elementary earns a B-minus rating from Niche, while Raymond Cree Middle receives a B. Palm Springs High is graded with an A-minus and offers several hands-on career academies, including the Academy of Business Leadership and Entrepreneurship where students can form mock companies and participate in business competitions though the Future Business Leaders of America.Walkability to downtown with access to public transportation and Palm Canyon Drive
The neighborhood is bordered to the west and south by State Route 111, locally known as Palm Canyon Drive. Lined with SunLine bus stops, this main thoroughfare leads a few blocks north to Downtown Palm Springs, roughly 10 miles northeast to Interstate 10, and travels throughout the Coachella Valley. The Eisenhower Alan Brimble and Richard Lyle Jones Health Center is in the neighborhood's southwest, and Desert Regional Medical Center and Palm Springs International Airport are both just a few miles away.
