It's close to grocery stores, banks, drug stores and services like that," says John White, a Realtor with Equity Union who has plenty of experience in Palm Springs. "It's a very safe neighborhood and desirable to a lot of people." Vista Norte residents benefit from having multiple shopping centers close by and highly rated restaurants in the neighborhood. When they feel like venturing out for more options, the chic shopping district of downtown Palm Springs is just a few minutes away by car. Whether relaxing by the backyard pool, walking to dinner, getting groceries, or meeting friends for drinks downtown, Vista Norte offers a convenient home base for any activity.

Traditional Spanish-style homes in Vista Norte

The houses in the neighborhood are primarily Spanish Revival ranch-style homes with white stucco siding and red tile roofs. There are several adobe homes with exteriors that are a little darker and flat roof lines. Some midcentury modern homes are scattered throughout the community. Built-in garages are common, offering privacy and security for residents. Vista Norte has fewer hedges and walls than other neighborhoods in Palm Springs, allowing the neighborhood to feel more open and friendly. Sidewalks line the streets, giving residents room to stroll beneath the desert palms. Most single-family homes in Vista Norte cost between $800,000 and $1.1 million. Some of the properties in the neighborhood are on Indian Lease Land, which is owned by the Agua Caliente Band of Cahuilla Indians and leased to homeowners. The leases typically last for decades, and buyers will not deal with the tribe directly; instead, they will work with a property management company. Leased land can often be a more affordable option for buyers since they only buy the house and not the property itself. There are also several condos in the community, which typically sell for $300,000 to $500,000.

Easy access to popular Palm Springs destinations

One of the main draws for homebuyers in Vista Norte is the proximity to shopping and dining. Residents have easy access to groceries, with an Albertsons on Sunrise Way and a Stater Bros. Market on East Vista Chino. Other shops in the area include local convenience stores, Walgreens and auto parts stores. Locals can enjoy traditional Mexican food at Loco Charlie's Mexican Grill. This colorful restaurant is popular for its margaritas, burritos and fried ice cream. For several more options, residents can make the short drive to downtown Palm Springs. "I would say that Vista Norte is about a five-minute car ride to downtown, so it's certainly something that's easy to get to," White says. "What's really nice about downtown is the walkability. There's a density of eateries and bars and clubs." Once residents find a place to park downtown, they can enjoy a day full of shopping at outdoor malls like La Plaza or dining at restaurants like Farm, a French restaurant serving farm-to-table food on an outdoor patio.

Victoria Park is the closest green space to the neighborhood, offering 8 acres of outdoor fun. The park has multiple playgrounds—one for young children and one for older kids. Getting around Palm Springs

East Vista Chino is one of the main roads in Palm Springs, giving residents an east-to-west route through the city's north side. Downtown is about 2 miles from the neighborhood along East Vista Chino and Indian Canyon Drive. Palm Springs International Airport is about 3.5 miles from the neighborhood using East Visa Chino and Farrell Drive. Residents also have access to Route 4 of SunLine Transit, which passes through Sunrise Way and Racquet Club Drive, taking riders to downtown Palm Springs and as far east as Palm Desert.

High winds in the California desert

Homebuyers in Vista Norte should know that the city's north side has stronger winds than the rest of the community. "It's windier than the southern neighborhoods, but not all the time. The wind will pick up at the change of seasons and when the sun goes down behind the mountain. But to put a positive note on the wind, when it's 120 degrees in the summertime, a breeze is nice," says local Realtor Greg Tormo with the Paul Kaplan Group. The neighborhood is also in the flight path of planes landing and taking off at Palm Springs International Airport. Tormo says homebuyers from larger cities don't notice the noise as much, but those who expect to move to the desert and experience peace and quiet 24/7 can be surprised by the planes' noise.
