Vista Norte has fewer hedges and walls than other neighborhoods in Palm Springs, allowing the neighborhood to feel more open and friendly. Sidewalks line the streets, giving residents room to stroll beneath the desert palms. Most single-family homes in Vista Norte cost between $800,000 and $1.1 million. Some of the properties in the neighborhood are on Indian Lease Land, which is owned by the Agua Caliente Band of Cahuilla Indians and leased to homeowners. Homebuyers in Vista Norte should know that the city's north side has stronger winds than the rest of the community. "It's windier than the southern neighborhoods, but not all the time. The wind will pick up at the change of seasons and when the sun goes down behind the mountain. But to put a positive note on the wind, when it's 120 degrees in the summertime, a breeze is nice," says local Realtor Greg Tormo with the Paul Kaplan Group. The neighborhood is also in the flight path of planes landing and taking off at Palm Springs International Airport.
