Known for its circular streets and Jacob Eichler-designed midcentury modern homes, Fairmeadow is an idyllic, highly sought-after residential community in central Palo Alto. “The way it’s designed in cul-de-sacs and circular layout makes it well insulated and safe for kids to play on the streets,” says Alex Hawkins, a local Realtor at the Gilmartin Group with over 20 years of experience. While the south half of the neighborhood is primarily residential, the north side is occupied by the sprawling Mitchell Park, a library and several highly rated schools. The convenient location has made it a popular area for young families, and commuters can access highways like Route 101 and nearby employment centers like Stanford University.

Eichler-style homes with midcentury modern architecture

Midcentury ranch-style homes are organized along circular streets on the neighborhood’s south side. Designed by Joseph Eichler, these homes are known for their midcentury modern design elements, including large windows and open floor plans. “Eichler is an iconic California designer,” Hawkins says. “Many of those homes were inspired by Frank Lloyd Wright with great integration of indoor and outdoor spaces.” Eichler-style homes are in high demand; those within Fairmeadow rarely go on the market and when they do, they sell after an average of 14 days compared to the national average of 48 days. Front yards are decorated with low-water plants, palms and oak trees, and the limited amount of through traffic keeps the area quiet. Home prices mostly range from $2.9 million to $3.2 million, with some recently renovated properties selling for as much as $3.6 million. The neighborhood has a CAP Index Crime Score of 2, compared to a national score of 4.

Residents visit Mitchell Park for accessible playgrounds and athletic courts

Mitchell Park spans more than 20 acres on the neighborhood’s north side. Next to several schools, the space includes lots of open fields, two fenced-in dog parks, along with many tennis, handball and pickleball courts. Mitchell Park is also home to the Magical Bridge Playground, an accessible play area added in 2015. Adjacent to Mitchell Park is the Mitchell Park Library and the Middlefield Ballpark, which hosts Palo Alto Little League games. Other community gathering spots include churches like the Unitarian Universalist Church of Palo Alto.

The schools nearby earn A-plus ratings

The neighborhood is home to two elementary schools, Fairmeadow Elementary and Herbert Hoover Elementary, both of which earn an A-plus from Niche. The latter is a part of Palo Alto Unified School District’s Choice Program, meaning that students are enrolled through application, and it prioritizes structured learning with individualized support for students. Jane L. Stanford Middle is also located within Fairmeadow and earns an A-plus, offering after-school flag football and pickleball programs. The A-plus-rated Henry M. Gunn High offers a biotechnology class and an award-winning competitive robotics team.

Arts performances and events at the Cubberley Community Center

The Cubberley Community Center, just outside the neighborhood, has a large theatre that hosts performances from the Palo Alto Chamber Orchestra throughout the year. In addition to live music, the center is also home to Friday night dance lessons, including various styles like tango and the waltz.

Fairmeadow is about 3 miles from downtown Palo Alto and Stanford University, and less than 16 miles from San Jose. Highway 82 is the closest major roadway, though locals can access Route 101 less than 2 miles north and Interstate 280 about 5 miles south. The Valley Transportation Authority serves the Palo Alto and San Jose areas and has bus routes that stop along the neighborhood’s border. Stanford Hospital is about 5 miles away and San Jose Mineta International Airport is less than 15 miles away.

Charleston Shopping Center, at the corner of Middlefield and East Charleston roads, is home to small eateries and Piazza’s Fine Foods, a family-owned grocery store.
