An equestrian-centered community
“We were developed as an equestrian community, so the city was built with equestrians in mind,” says Mayor Velveth Schmitz. “We have 25 miles of connected equestrian trails zoned into the city’s planning. Not everyone in Rolling Hills Estates is an equestrian, but a lot of people are. For generations, we’ve really made an effort to preserve the equestrian community, and it's such a draw.” Peter Weber Equestrian Center, a public riding club, and a handful of private riding clubs operate in Rolling Hills Estates. In addition to grooming and boarding, these clubs host horse shows throughout the year. Residents whose properties meet certain requirements are also permitted to keep up to four horses on their own land. Rolling Hills Estates was designed with the outdoors in mind, so nature lovers are often within walking distance of public greenspace. The community embraces preserving its natural resources and community, as the mayor and city council members all serve on a volunteer basis. “Our city has also its own nonprofit, the Peppertree Foundation,” says Schmitz. “In 1982, when it was created, they had a mission to maintain and develop the parks. So, through private donations, we’re able to fund a lot of amazing things for our parks and city.” Because of the neighborhood’s location, Rolling Hills Estates is at risk for earthquakes. This informs planning for parks and commercial development, in addition to the city’s mission to preserve the landscape. “California does face overdevelopment, so we have worked very hard to be symbiotic with the environment,” says Mayor Schmitz. “We’re constantly trying to be mindful and purposeful about development.” Rolling Hills Estates is home to the South Coast Botanic Garden, which features over 150,000 landscaped plants and trees, showcasing over 2,000 species. Many parks spread across the neighborhood and the Palos Verdes Peninsula. Multiple beaches within a 10-mile radius surround Rolling Hills Estates, so locals can hike or bike to the beaches south and west of the neighborhood.Homeowners association socials and citywide events
“People love the sense of community out there,” says Adatto, with Mayor Schmitz echoing the sentiment. Nearly every month, the city or individual homeowners’ associations will have social events planned to bring community members together. Each association plans its own celebrations, from fall festivals to Fourth of July parties, often shutting down whole streets for the festivities. The robust equestrian scene keeps its own social calendar, as the stables frequently host events like the Portuguese Bend Horse Show. “There’s always something fun going on,” says Schmitz, who adds her favorite event is the Mayor’s Breakfast Ride in May. Starting at 8 a.m., the mayor rides the trails with their constituents. “Every year, it makes me cry to see everyone out. I’ll see kids in the park and the Boy Scouts, and it’s wonderful being on the trail with community members.” In the summer, the city hosts movies and concerts in the parks where people can enjoy entertainment and music. As the summer winds down, residents compete in an annual The Hills Are Alive 5K and celebrate the city’s birthday with a City Celebration in September. “People tease us that we never leave the hill, but we don’t have to leave the neighborhood for anything,” says Schmitz. “Most of the places are locally owned by our neighbors, so it's nice to support your neighbors’ businesses. We have a variety of grocery and specialty stores. Everyone in the area knows about The Red Onion, and Good Stuff is another great restaurant. Reverent Coffee Bar is excellent, but go early for the best pastries.” On Silver Spur Road, Peninsula Shopping Center and Silver Spur Town and Country Center are the community’s primary commercial destinations. The neighborhood’s characteristic rolling hills offer views of the surrounding Palos Verdes Peninsula. The neighborhood’s love of nature can be seen in the yards, which are often landscaped with mature trees and flower bushes. Most homes here are single-family ranches. They start at $1.4 million and can go up to $4 million. There are a handful of Modern Traditional homes, ranging from $4 million to $6 million, and often come with pools and yards generous enough to keep a horse. The real estate market is very competitive, as houses do not often come up for sale, and there is no planned new development. “We enjoy a stable market and high property values,” says Mayor Schmitz. “It can be hard to move here because people don’t leave. The joke is that it’s hard to find a house unless there’s a death or divorce.”Kids attend National Blue Ribbon school
The highly rated Palos Verdes Peninsula Unified School District serves the neighborhood. Kids can start at Rancho Vista Elementary School and attend Ridgecrest Intermediate School, both of which earn an A-plus from Niche. They can finish school at Palos Verdes Peninsula High School, which Niche awards an A-plus and names the 16th best public high school in the state of California. The school also earned a National Blue Ribbon for its mission to help students achieve their full potential through 27 honors-level and 32 Advanced Placement courses and its catalog of extracurriculars like Model United Nations, Academic Decathlon and FRC Robotics.Getting around in Rolling Hills Estates
While there are plenty of walking and equestrian trails, Rolling Hills Estates is a car-dependent community. The neighborhood sits well away from the Pacific Coast Highway, which is the nearest highway, and doesn’t often have busy through traffic. Long Beach is a little over 10 miles east, and it is home to the nearest commercial airport. Two major cities are north of Rolling Hills Estates: Torrance is five miles north, and central Los Angeles is 25 miles away.
