Just east of the Phoenix mountains and surrounded by the Sonoran Desert, Paradise Valley lures celebrities and the simply wealthy with its luxury estates, golf courses and sense of seclusion. Eleven miles north of Scottsdale, Paradise Valley is the most affluent town in Arizona, with home prices that soar to the multi-millions. “This is strictly luxury living, surrounded by everything," says Seyoue Sims, a Realtor with DeLex Realty, who sells luxury homes in the area. "And that’s kind of the draw. You’re not in the urban hustle and bustle, but you have access to it close by." Year-round sunny weather attracts both full- and part-time residents. “Someone may have a second home here that’s 15,000 square feet that they only visit maybe two months out of the year,” says Sims.

Pricey estates for the ultra-wealthy
At the start of 2025, Paradise Valley's median home price is $3.5 million, vastly higher than the national median and Scottsdale's roughly $863,000. The sprawling estates here are generally custom-built or architect-designed and set on multiple manicured acres with infinity pools, tennis courts and more. While many estates cost between $1.5 million and $9 million, those set on the slopes of Mummy Mountain, Camelback Mountain and Piestewa Peak tend to range from $10 million to $25 million. Because of their high price tags, estates here can sit on the market for a long time, waiting for a very specific buyer. “I had a seller list a house for about $26 million, and it sat on the market for six years,” Sims says. “It had its own nightclub, which doubled as a panic room with two bank vault doors. It had a full movie theater with a lobby and a ticket booth, and every child had their own master bathroom.”
More modest single-family homes are also available here, often built between the mid- to late 20th century, with prices ranging from about $750,000 to $1 million. Townhomes and condos built between the late 20th century and the 2010s tend to have access to a community pool, and cost between roughly $400,000 and $700,000. Many of these relatively less expensive homes are set in gate-guarded communities.
Paradise Valley's zoning laws call for large lots in order to preserve its low-density housing scene and limit the possibility of commercial development. With increasingly limited parcels of land available in Paradise Valley’s roughly 15 square miles, it’s common for buyers to purchase an older home just for the lot with the intention of tearing it down to build a new one.

Top-rated public and private schools
Paradise Valley is zoned for Scottsdale Unified School District, which Niche rates an overall A. The district serves over 20,000 students across its 29 school campuses and one online high school. Highly rated private schools in the area include Phoenix Country Day and Brophy College Preparatory, both rated A-plus by Niche, which names them the No. 1 and No. 2 private school in Arizona, respectively.
