Scott County enclave offers parkside living near Davenport

Park View sits immediately north of Eldridge in rural Scott County, the product of a master-planned Community Area Development launched in 1968. Once a self-contained suburb beside Scott County Park, the 455-acre layout placed every home within easy reach of greenways, playgrounds, and a pedestrian trail network tucked behind backyards rather than along busy streets. Today roughly 2,700 residents share 75 acres of landscaped parkways, five ball fields, and looping walking paths—recreation the Park View Owners Association maintains while Scott County handles snow removal, road care, and underground utilities. "Park View really has that quiet, family-friendly feel, even though we’re just a short drive from Davenport and Bettendorf, or over the river into Rock Island and Moline—so you get that small-town peace without missing out on everything the Quad Cities have to offer,” says Jennifer Johnston, a local Realtor with Haven Real Estate. “Most folks who live here in Park View or over in Eldridge end up commuting into those areas for work or to take advantage of the bigger-city perks.”

Ranch-style homes and custom builds on half-acre lots

Park View’s housing market centers on ranch-style and New Traditional homes set along quiet cul-de-sacs and gently curving streets. Most listings run between $150,000 and $250,000 and are older single-story builds measuring roughly 1,500 to 1,700 square feet. "Small families can often find starter homes here," Johnston adds. Newer two-story properties span 3,000 to 4,000 square feet and typically list for $400,000 to $500,000. Private half-acre to multi-acre lots command the highest prices, especially when paired with custom construction. A small number of split-level homes rounds out the inventory.

Just east, Lost Grove Lake provides 400 acres of water for fishing and paddling, bordered by the Lost Grove Lake Wildlife Management Area where prairie grasses, wetlands and woodlands shelter deer and migrating waterfowl. Inside the neighborhood, Centennial Park adds ball fields, a playground, and shaded picnic shelters.
