Parkville is on the shores of the Missouri River and has a historic downtown a little more than 10 miles northwest of Kansas City. Featuring a rolling landscape between downtown Kansas City and the Kansas City International Airport, the city offers a suburban lifestyle with upscale housing, a dedicated park system and community events. The city has seen a 19% population increase and has become an alternative to city living. “We’re full of smalltown charm but right near Kansas City,” says Dani Beyer, managing broker at Keller Williams Realty. “We’re very close to the airport and just a highway away from Overland Park.”

Lakefront property comes at a premium
Housing prices vary depending on the location in the city. Closer to downtown, properties, some even historic, range from ranch-style to Tudor-inspired and American Foursquare and are valued between $240,000 and $400,000. “Downtown has all the historic homes, most on Main Street,” Beyer says. Custom-built properties that border Riss Lake or on the National Golf Course quickly get over the $1 million mark. “We have a great blend of home styles and sizes. It’s very diverse,” Beyer says. The median price is $630,000, well above the national median.

Niche names Park School District best in Platte County
The Park Hill School District serves nearly 12,000 students, and Niche ranks it an A and the best district in Platte County. U.S. News and World Report ranks Park Hill High School and Park Hill South High School in the top 20 Missouri high schools. “People do move here because of the schools,” Beyer says.
Park University is a private, faith-based, four-year university headquartered at its 645-acre campus in Parkville. The school has 20 satellite campuses throughout the country and offers online options.

English Landing Park offers green space downtown
Platte Landing Park stretches from the shores of the Missouri River and offers river access, hiking and biking trails and the county’s first dog park. Missouri State Highway 9 is an access point to KC
Missouri State Highway 9 connects the 11 miles south into downtown Kansas City. The roadway links to Interstate 29 to get the 11 miles north to Kansas City International Airport. The Platte County Senior Fund provides free rides to senior citizens to the senior center and to medical appointments.

Summer highs reach the 90s, and winter lows dip into the 20s. Missouri is part of Tornado Alley, and twisters touched down in 2024. “We do get tornadoes, so buying a house with a basement is very important. We also get snow, hail, and ice,” Beyer says.
According to the FBI Crime Data Explorer, violent crime reports have been low but have remained steady since 2015. Property crime reports have fluctuated since 2015, decreasing between 2022 and 2023.
