An agricultural hub in the Central Valley

Located about 20 miles from Fresno in the heart of the fertile San Joaquin Valley, the small rural city of Parlier is deeply rooted in agriculture. This is the site of the San Joaquin Valley Agricultural Sciences Center, a U.S. Department of Agriculture research facility, and most of the city's 15,000 residents are skilled farmworkers and/or seasonal migrant laborers. Parlier's home prices are comparatively low for the area, attracting both investors and first-time buyers.

Mom and pop Mexican eateries, Mexican supermarkets and a downtown in progress

The city has recently begun efforts to revitalize its small, scruffy downtown, rehabbing facades of buildings that house a few businesses and casual eateries, and beautifying the streetscape. Authentic, locally owned Mexican restaurants can be found throughout the city, and several fast-food chains line Manning Avenue, a major local thoroughfare. While Parlier lacks retail shopping, it’s home to a Dollar General, as well as several local supermarkets and Mexican grocery stores.

Risk of wildfires, hot temperatures and air quality issues

While winters here are generally mild, summer can bring sweltering hot temperatures that regularly exceed 100 degrees. The area only sees about 10 inches of rain each year, putting Parlier at high risk of damage from wildfires fueled by dry vegetation.

Parlier and the entire Central Valley often experience poor air quality, as pollutants easily become trapped here by the surrounding mountain ranges, and can linger for weeks at a time. Pollutants include airborne pesticides from area farms, diesel emissions from vehicles transporting crops, and sometimes, wildfire smoke.

Increasing rates of violent crime, falling rates of property crime

According to the most recent data from the California Department of Justice, 2023 saw 121 reported incidents of violent crime, the highest number in the previous 10 years. Reported incidents of local property crime, on the other hand, have been steadily decreasing over the past decade. Parlier has an active police force that patrols the city, and the Cops Building Bridges program works to proactively prevent crime through community outreach and early intervention programs for at-risk youth.
