Set 4 miles east of Old Pasadena and 15 miles north of downtown Los Angeles, Lamanda Park is a partially residential neighborhood with a commercial core. “This is a convenient, central location with a lot of retail shopping and some dining options,” says agent Kevin Kwan, founder and CEO of Realiv with almost two decades of experience. “With everything going on, it’s hard to believe this area started as an agricultural area known for wineries.” The neighborhood is known for a diverse mix of housing, including early 20th-century character homes, vintage condos and a growing number of high-end community developments.
Commercial core along East Colorado Boulevard
Big-box shopping in Lamanda Park is easy, with multiple retailers within a few blocks. There's a Home Depot, Target and PetSmart on and around East Colorado Boulevard. “This stretch has a lot of car businesses and smaller motel chains. That’s kind of the vibe you get,” Kwan says. Vons and Amazon Fresh are nearby to stock up on groceries. For a bite to eat, there are regional and national favorites like In-N-Out Burger and Taco Bell, as well as some more local offerings. Brewing hand-roasted beans and small-batch brews, Jameson Brown Coffee Roasters is a coffee lover's dream. The venue boasts patio-like indoor seating, with concrete floors and exposed brick and string lights. Plate 38 is a casual and cool gastropub with an industrial-chic space. "Plate 38 is the best brunch spot in town," Kwan says.

Vintage homes and a growing number of condo communities
Lamanda Park’s quiet, tree-lined residential streets are in stark contrast to the neighborhood’s commercial stretches. “It’s a mix of owners and renters, with many more condo and apartment units than single-family homes,” Kwan says. Houses were built between 1910 and 1950, with various prewar bungalows and postwar ranch-style homes. “You’re going to see Craftsman influence in the older homes, which are all on the small side. Fifteen hundred feet would be generous,” Kwan says. Single-family homes are priced between $800,000 and $1.7 million, depending on the size and state of renovation. The condos are a mix of older complexes built in the 1970s and contemporary communities constructed as recently as 2024. Condos are priced between $500,000 for something vintage and $1.4 million for something in a new high-end community.

Take an evening stroll at Pasadena City College
Lamanda Park residents looking to enjoy some free time can visit the Lamanda Park Branch Library, which is within walking distance for many. The library includes a collection of over 30,000 books, including Braille books for all ages. The facility also serves as the meeting place for the Great Literature Discussion Group, a weekly book club. The grounds here include a small pocket park with a playground. Eaton Blanche Park is a robust community park a few blocks south of the neighborhood. Outdoor amenities include picnic tables, playground equipment, lighted sports facilities and a rose garden. "Pasadena City College is also just a few blocks away and is a great place to stroll and get some sun," Kwan says.

Highway access with natural noise barrier
Lamanda Park has direct highway access, with Interstate 210 making up the community’s northern border. The highway is walled off at a higher elevation, creating a natural sound barrier from the traffic noise. The neighborhood’s main local thoroughfare is East Colorado Boulevard, a stretch of Historic Route 66, and a highly traveled four-lane road with multiple bus routes and stop lights every few blocks. Hollywood Burbank Airport is about 20 miles away, while Kaiser Permanente’s Pasadena Medical Office is within blocks of the neighborhood.
The area has great schools, is close to public transit and has a neighborhood library.
East Colorado Boulevard is also lined with multiple Pasadena Transit bus stops.

Pasadena High School is graded A by Niche
Pasadena Unified is an above-average public school district with a B grade from Niche. Kids can start their education at Willard Elementary School, which is graded B. Serving kindergarten through eighth grade, the McKinley School gets a B-minus. Pasadena High School is graded A by Niche. PHS has a full slate of traditional athletic activities, including golf, tennis and water polo.
Pasadena City College is a community college a few blocks west of the neighborhood. Established in 1924, PCC offers academic programs, including certificates, degrees and transfer programs. Over 25,000 students are enrolled at the college, which includes science and math programs, liberal arts and everything in between.

Willard Elementary School is located in The San Marino Unified School District.
