Set south of Sierra Madre Boulevard
Set 5 miles northeast of Pasadena and 15 miles from downtown Los Angeles, Lower Hastings Ranch is the portion of the Hastings neighborhood situated south of Sierra Madre Boulevard. It’s a community of vintage homes and connected residents. “It’s very friendly and very family-oriented; neighbors know each other,” says Realtor Shahe Seuylemezian of REMAX Dream Properties, a longtime resident with over 20 years in the business. The neighborhood is also safe, with violent crime happening at half the national rate.
Bigger homes on larger lots
Compared to Upper Hastings Ranch, single-family homes south of Sierra Madre Boulevard are larger and situated on bigger lots. “Upper is more tract homes, whereas you’re going to get more custom homes in Lower,” says founder and CEO of Realiv Kevin Kwan, who has almost two decades of experience in the market. Homes were built between the 1950s and ‘70s, typically between 1,800 and 3,000 square feet, while lots are closer to 10,000. Kwan says the smallest homes are closest to Foothill Boulevard, noting that properties get larger as you go north. “You’re not going to see as many properties for sale here, and they’re going to be more expensive.” Lower Hastings Ranch is mostly single-family, but there are a handful of condos and townhomes. Prices range from $1.3 million for a midcentury home with over 1,400 square feet to $2.2 million for an updated ranch-style home with over 2,500 square feet. Condos and townhomes sell between $600,000 and $1 million.

Middle school with award-winning robotics instructor
Families with children in Hastings are served by Pasadena Unified, a public school district graded B by Niche. Kids can start their education at Field Elementary, an A-minus school in Lower Hastings Ranch. Sierra Madre Middle is graded B-plus by Niche and has a robotics program with an award-winning instructor. Pasadena High School is graded A by Niche and has academy and pathway programs in law and public service, creative arts and math. PHS also offers four years of Mandarin, plus a supplemental class in Chinese business and cinema.

Highway access and public transportation options
Hastings Ranch is about five miles east of Pasadena and conveniently set along I-210. For commuters, the neighborhood is about 15 miles northeast of downtown Los Angeles, a drive that can take as long as an hour at rush hour. Sierra Madre Boulevard is the border between Upper and Lower Hastings and one of the main thoroughfares. The area has public transportation options, including bus stops along multiple arteries. The Gold Line Metro is located along Foothill Freeway. The closest airport is Hollywood Burbank, about 20 miles away via I-5 or the 210.

Shopping and dining on Foothill Boulevard
The local shopping is centered around the intersection of Rosemead and Foothill boulevards. The shopping centers there are home to major supermarkets like Whole Foods, Ralphs and Trader Joe’s, along with a wide variety of department stores like Best Buy, Dick’s Sporting Goods and PetSmart. Peet’s Coffee is a Berkley-born chain known for signature drinks, sandwiches and pastries. Islands Restaurant is a beach-themed gourmet burger chain serving up tropical drinks and tap beer in a laidback environment with coastal décor. On summer evenings, you’ll probably run into someone you know at Handel’s Homemade Ice Cream, a long-standing parlor offering different ice cream flavors, sorbet, sundaes and shakes.

Green space is integral to the Southern California experience, though Upper Hastings Ranch has more outdoor access due to its proximity to the San Gabriel Wilderness and the Angeles National Forest, compared to Lower. Lower Hastings has no neighborhood parks, but nearby residents come together at Hamilton Park, which is set on over 6 acres. The park has multiple softball fields and tennis courts, a kids’ playground, a basketball court and a paved volleyball court.
