An easygoing Pasadena neighborhood with its own shopping corridor
Muir Heights is a little-known neighborhood on the northern outskirts of Pasadena, but that’s part of its appeal. Only a few miles from Old Town and more attractions, neighbors can experience a slower-paced, calmer lifestyle a stone’s throw away from bustling city attractions. “The Rose Bowl is nearby, and there's a huge park near that. It’s an up-and-coming area,” says Realtor James Maxwell who works with LA Real and has over two decades of experience in the area. The Specific Plan for Lincoln Avenue began a few years ago in 2021 and encouraged growth along the retail corridor — a change that’s come to fruition. In Muir Heights, neighbors can stroll along their own convenient street of local restaurants, cafes and shops without heavy traffic or large crowds. The area has a small-town suburban feel where people can easily walk to local businesses for errands and outings then walk back home.
Highway 201 runs through Muir Heights, providing fast and easy commute.

Lincoln Avenue restaurants and stores
Running north to south through the neighborhood, Lincoln Avenue provides centrally located, walkable retail lined with palm trees. “It's a nice little area with lots of good restaurants and Tex-Mex food,” Maxwell says. HomeState serves assorted tacos from breakfast to brisket options. Larger parties can sit down at picnic tables both inside and outside the restaurant, with a patio shaded by yellow umbrellas during the day and lit by string lights in the evening. At Perry's Joint, patrons feast on hot dogs and sandwiches while listening to jazz music, or they can opt for the quiet courtyard patio. In the morning, two cafes, Stumptown Coffee Roasters and Highlight Coffee, open their doors and invite locals in for freshly brewed cups of joe. Those looking to cook at home can pick up groceries at Super King Markets, or for more specialized meals, Ferrazzani's Pasta & Market, which sells house-made artisanal pastas, pizza dough and more Italian goods.

Diverse architecture including Craftsman bungalows
The neighborhood is located in the North Central region of Pasadena, which centers around Lincoln Avenue. Along the residential streets of Muir Heights, neighbors walk and bike past oak trees and small yards gardened with agave plants and roses. Some have fences or gates for extra privacy. The area’s diverse architecture includes midcentury ranch-style houses, Mediterranean homes and bungalows, some dating back to the 1910s. “There are a lot of cute little Craftsman bungalows there,” Maxwell says. Mediterranean homes range from $800,000 to $1.25 million, while bungalows start from $800,000 and go up to $1 million.
The residential streets of Muir Heights are well kept, with wonderful flowering plants.

The Rose Bowl and Kidspace Children's Museum
One of Pasadena’s biggest attractions, the Rose Bowl Stadium hosts night markets, soccer games and an annual college football championship game. The famous Rose Bowl Flea Market has over 2,500 vendors, ideal for visitors looking for antique pieces or vintage clothes. At Kidspace Children's Museum, the little ones can experience a wonderland of tricycle riding and climbing towers. Parents should pack swimsuits for the water play area and the stream.

Brookside Park and more recreation
Brookside Park covers over 60 acres west of Muir Heights. It features an Olympic-sized pool open in the summer, tennis courts and baseball diamonds. It also offers a pirate-themed playground where kids can pretend to load cannonballs and steer a ship. At Brookside Golf Club, located north of Brookside Park, many golfers play on the public 18-hole course with scenic vistas of the San Gabriel Mountains, but many locals also use the course for walking and biking. After the exercise, they can eat lunch in the clubhouse restaurant’s serene patio with a koi pond. At Hahamongna Watershed Park, hikers take to nature trails, pausing for mountain vistas and glimpses of streams. It also has a disc golf course, where frisbees whizz past the branches of tall oak trees.
Brookside Golf Course is a main attraction for golf enthusiasts near Muir Heights.
Brookside Park is a vast park with tennis courts and a baseball field.

Pasadena Unified public schools and private options
Pasadena Unified School District has a B rating on Niche. Jackson Elementary School is rated a B-minus. Octavia Butler Magnet, given a C-minus grade, features Spanish Dual Language Immersion and a Math Academy. Formerly Washington Middle, it was renamed in 2022 for the visionary writer, who was a student there during her childhood. John Muir High has a B-plus grade and is an easy walk away for many Muir Heights students. Private school options include St. Francis High School, which has an A-plus rating, and Pasadena Waldorf School, which serves prekindergarten through high school and earns an A grade.
Octavia E Butler Magnet Middle School also offers an amazing STEAM program.

3 miles to Old Town
Muir Heights is close to Interstate 210, giving residents easy access to the rest of Los Angeles County. However, traffic may be heavier on game days. The neighborhood is only 3 miles away from Old Town Pasadena. If residents don’t feel like driving, there are a few Pasadena Transit and Metro bus stops. For a nearby medical center, residents can go to Huntington Hospital, located 4 miles from the neighborhood. The closest major airport is the Hollywood Burbank Airport, a 15-mile drive away.
