A historic neighborhood with architectural landmark homes
In Normandie Heights, historic homes are tucked in between flourishing trees and thickets, creating private havens for residents. “When you open the door of one of the smaller homes there, you often find a deep lot and gorgeous back yard,” says Realtor Teresa Fuller who works with Compass and has over two decades of experience in the area. “There's lots of lovely things that are hidden in plain sight in Normandie Heights.” The quiet Pasadena neighborhood is notable for many Craftsman homes, with more than 50 homes that are considered architectural landmarks. Most construction in the landmark district dates back to 1905 through the 1920s. Among camphor trees and California live oaks, residents can glimpse views of the San Gabriel Mountains. The peaceful scenery here may seem familiar — Normandie Heights has appeared onscreen in television shows and movies, including the 1953 classic “The War of the Worlds,” and more recent comedies “Old School” and “Wedding Crashers.”
Craftsman homes, Mediterranean houses and more styles
Along the sidewalks of Normandie Heights, neighbors often stroll with their dogs and ride their bikes under the shade of towering trees. "It’s walkable, cute and homes are well maintained," says Jane Sha, a Realtor with Berkshire Hathaway HomeServices California. Around the yards, fences and gates add extra privacy to toddlers ambling through gardens and neighbors lounging on front porches. The neighborhood’s namesake Normandie Heights Estate is a Colonial Revival from the early 20th century. And the 1924 community Washington Court, a collection of English Cottage Revivals, is on the National Historic Register. There are also vintage Craftsman homes, Mediterranean houses and Tudors. “It's a neighborhood that does really value the character of those homes. When you're looking to buy in Normandie Heights, you can expect to find original details like white or red oak hardwood floors and built-ins intact. Often the fireplaces may have original tile details. It's a fun place to shop,” Fuller says. Craftsman homes range from $1 million to $2.2 million, while Mediterranean houses range from $1 million to $1.1 million.
