Victory Park is on the mend after the Eaton Fire devastated parts of Pasadena

Views of the San Gabriel Mountains greet residents of Victory Park, a suburban neighborhood of Pasadena that sits next to a sprawling park and a public high school. The community offers a mix of single-family homes, a collection of newer townhomes and a few large office buildings. It’s just south of Altadena and Eaton Canyon and about 4 miles from Downtown Pasadena. \

The neighborhood was impacted by the Eaton Fire in January 2025. The wildfire started in the mountains before overtaking much of Altadena and parts of Pasadena, burning thousands of homes and sending ash and debris across the city. Dozens of homes in Victory Park were destroyed of damaged, but residents are making an effort to rebuild. “There’s a concerted effort by a lot of people to rebuild and get their lives back on track. People want to come back and want to stay in the community,” says Eugene Ridenour, an agent with Compass Real Estate, who has worked in the area for more than two decades.

The neighborhood is named for the park that sits along its southern edge. Victory Park’s 25 acres has a playground, ballfields, soccer fields, a sand volleyball court and shady groves of trees that provide shade in the summertime. Bright field lighting allows people to play after dark and allows the park to stay open until 10 p.m. every evening. The neighborhood is also within walking distance to trails that extend out into Eaton Canyon and the vast, chapparal-covered slopes of the San Gabriel Mountains. Trails were closed following the Eaton Fire, which tore across the hillsides. But Ridenour expects them to make a comeback. “Nature is roaring back. I think they’ll allow hiking and biking in the not-too-distant future,” Ridenour says.

Homebuyers can choose from a mix of homes and townhomes

Homes in Victory Park sit along quiet streets lined with mature trees, manicured front lawns and sidewalks. It was largely built during the early and mid-20th century, and features many ranch styles, Mediterranean Revival styles and small cottages. Lots sizes are around 7,000 square feet, offering enough space for a carpet of green grass in the front yard. Before the fire, prices for these homes ranged from $1 million to $1.5 million. There’s also a small pocket of contemporary homes built in the early 2010s that are more expensive, typically listing for between $1.6 million and $1.8 million. California Rose Court, a townhome community, occupies the Victory Park’s western edge. It was built during the 1980s, and units typically list for between $1.1 million and $1.3 million. Safety is also part of Victory Park’s appeal. It gets a CAP Index crime score of 2 out of 10, compared to 4 nationally.

Students attend highly rated public schools

Students can start their education close to home at Norma Coombs Elementary School, which gets a B rating from Niche. The school is set to receive major renovations in the coming years following the passage of a voter-approved bond measure. It includes plans for new play structures, modern classroom technology, new utilities and upgraded ADA accessibility. The next steps are B-plus-rated Sierra Madre Middle School and A-rated Pasadena High School. The high school sits right next to Victory Park, putting it within walking distance for many residents and their kids.

Shopping and dining are within a few miles of Victory Park

The nearest shopping plaza is less than 2 miles from Victory Park at the corner of East Foothill Boulevard and Sierra Madre Villa Avenue. There, residents can shop at Trader Joe’s, Whole Foods, Amazon Fresh and Target. It’s about 4 miles to Downtown Pasadena, a vibrant district brimming with boutique shops and a tantalizing array of restaurants. Some local standouts include Union, which serves up Italian classics using locally sourced produce and products. French flavors are found at Perle, an inviting, upscale restaurant that’s been reviewed in the Michelin Guide.

Getting around Los Angeles County via the 210

Interstate 210 is about a mile-and-a-half from Victory Park, easing the commute for people who need to get around Los Angeles County. It’s about 16 miles to Downtown Los Angeles, 11 miles to Glendale and 15 miles to Burbank. Those who need public transportation can catch the bus on North Altadena Drive at the neighborhood’s western edge. Huntington Hospital, the city’s largest medical center, is about 6 miles away.
