Located over 30 miles northeast of Tampa, Pasadena Hills is a census-designated place of around 7,500 people who embrace the quiet, easygoing life they have by the 192-acre Lake Pasadena. A popular wedding destination with local farms and equestrian ranches, the area has seen more development in recent years with the arrival of new homes, businesses and restaurants. With a variety of housing types, outdoor recreation and plenty of schools within golf cart distance, there are many reasons why residents love living in Pasadena Hills. “The neighborhoods are very friendly; the neighbors are all great. People tend to look out for each other,” Future Home Realty agent Debbie Sokolowski says. “It’s a great place to live – a great place to raise a family.”
Gated communities around Lake Pasadena
Homes look different from one end of Pasadena Hills to the other. The mobile home parks to the north have manufactured houses ranging from $15,000 to $200,000, while open parcels of land are available for around $142,000 an acre. A scenic drive past the grassy greens and pine trees on Overpass Road leads to gated townhome communities with prices ranging between $300,000 and $600,000. Many Key West and Mediterranean-style homes have four-to-six bedrooms and cost $600,000 to $900,000. Larger 4,000 to 5,000-square-foot homes will be the most expensive, between $1-2 million, and have amenities such as gated entrances, four-car garages and lakefront access. “Housing has gotten so expensive here,” Sokolowski says. “Everything was very affordable and reasonable 12-14 years ago. Now, that same house that would cost you $400,000 is going to cost you $1 million.”
Dade City dining and Zephyrhills shopping
Pasadena Hills has two shopping centers, The Shoppes of Dade City and Zephyr Commons. Fast-food chains make up most local dining options, although there are a few original barbecue, brunch and Chinese restaurants available as well. Both shopping centers are anchored by Walmart and Winn-Dixie with brands such as Bealls, T.J. Maxx and Ross. New arrivals include Culver’s, McDonald’s and Starbucks. “Everything is coming this way,” Sokolowski says. “We’ve got a new Publix in just about every corner.”
Pasco County schools and state colleges
Pasadena Hills' three elementary schools are part of the Pasco County School District, which earned a B-plus on Niche. With a 22-to-1 student-teacher ratio and an early college and career pathways program, the school district oversees 110 campuses within the county, 12 of which are zoned for Pasadena Hills. There are many private and charter schools around the area, and Saint Leo University is directly north of the community.
The lake and lagoon life in Florida
While Pasadena Hills still has a lot of undeveloped land, there aren’t many parks. Most local playgrounds are found on school grounds or in communities such as Oak Creek or the Green. There are many lakes and creeks where locals fish for bass and blue gill, plus there are two water parks, Mirada and Epperson Lagoon, where families can swim, ride on water slides, or race through obstacle courses.
State roads and routes with countywide bus transport
GOPASCO buses provide public transportation for the county and runs a service through Route 301 on the east side of Pasadena Hills. This route runs through both shopping centers and the 24-hour AdventHealth hospital in Zephyrhills. Still, most people drive. Connecting routes through State Road 54 lead over 35 miles west to Hudson Beach and Port Richey, while the Tampa International Airport is 40 miles southwest.
