A small agricultural town in the heart of wine country
Just south of Paso Robles, the small, agricultural town of Templeton attracts buyers seeking multi-acre vineyard and ranch properties and a slower pace of life. “There’s a huge market for acreage in Templeton,” says area resident Steve Murphy, a sales associate with Century 21 Hometown Realty. “It’s definitely got that small-town feel with a country charm,” adds Maci Umbertis, a broker associate with Re/Max Parkside Real Estate, who is currently building her family’s “forever home” in Templeton. "The Templeton Gap wine district makes some of the most prestigious, award-winning wineries in the area,” says Umbertis, "and Templeton itself is a really a tightknit community, very desirable because of the schools." Many local kids join agricultural education programs like 4H and FFA, where they learn how to raise animals and care for farms.
More acreage and higher property values than surrounding communties
“The majority of the homes here are on some type of acreage, whether it be a half-acre to an acre or more,” Umbertis says. “You’ve got regular single-family homes kind of closer to downtown, and working ranch and vineyard properties up to 100 acres on the outskirts,” Murphy says. According to Umbertis, property values tend to be higher here than in nearby Paso Robles or Atascadero. “The median home price is about $800,000, as opposed to Paso Robles, which is in the high $600,000s,” adds area resident Michael Aanerud, a Realtor with Re/Max Parkside Real Estate. Smaller single-family homes on lots up to 8,000 square feet can be found for around $600,000, while multi-acre ranch and vineyard properties can go for up to $3 million. In local mobile home parks, modest manufactured homes start around $120,000, while larger units with plenty of upgrades can go for over $500,000. Between Templeton’s desirability among buyers and its lack of new housing developments, Aanerud says that housing inventory is “super low"; however, there are undeveloped lots for sale here, intended for custom builds.
Learning in the highly rated Templeton Unified School District
Templeton is served by the Templeton Unified School District, which Niche rates an A and names the second-best district in San Luis Obispo County. Students can attend Templeton Elementary from kindergarten through Grade 2 and Vineyard Elementary from Grades 3 through 5. Students can continue to the A-minus-rated Templeton Middle, then move onto Templeton High, which offers a STEM academy with pathways in fields like environmental engineering, molecular sciences and mathematics.

Locally owned eateries downtown with tons of local wineries throughout the area
“The area along Highway 46 is probably one of the most established wine regions in the state,” Aanerud says. Among the region's many wineries, Four Lanterns Vineyard and Winery is a go-to for its array of reds and whites, as well as its large, dog-friendly outdoor seating area, while Turley Wine Cellars is known for its large selection of highly regarded zinfandel.
Locals can pick up groceries at Trader Joe’s on Templeton’s south end, just west of Highway 101. The town is home to plenty of restaurants, many concentrated downtown along Main Street. Joe’s is a local mainstay for diner-style breakfast classics, while the outdoor patio at Kitchenette is a hip brunch spot with plenty of vegan options. McPhee’s Grill is a cozy steakhouse serving wood-grilled meats and fresh seafood alongside an extensive list of wines, and Jack’s Bar and Grill serves handhelds like burgers and tacos, plus barbeque, smoked meat and pasta for dinner with brews and specialty cocktails.
Residents gather at downtown’s Templeton Park
Located downtown, the nearly 4-acre Templeton Park is the heart of the community, with a playground for kids, plus a public swimming pool and a large, open field for all ages to enjoy. Residents commonly host birthday parties, family reunions and other gatherings at the park’s barbeque area, where there are plenty of picnic tables. On Templeton’s southwest side, Vineyard Dog Park has separate off-leash areas for small and large dogs.
A downtown historical museum and farmers market, plus an annual 4th of July celebration
At the Templeton Historical Museum downtown, residents can learn about the local history dating back to the early 1900s. Also downtown, Templeton Park hosts the Templeton Farmers Market each Saturday morning, and Wednesday evening concerts throughout the summer. Templeton residents also look forward to downtown's huge annual 4th of July parade. “This is a very patriotic town,” Aanerud says. “The parade attracts thousands of people from throughout the county and beyond, and the town allows residents to light off fireworks, which is unique to the county.”
Access to Highway 101 and State Route 46
Highway 101 runs north-south through the center of Templeton, connecting residents with stops along the Pacific coast. Residents can take State Route 46 west from northern Templeton to the ocean. Adventist Health’s Twin Cities Community Hospital is located right in town on Las Tablas Road, while San Luis Obispo County Regional Airport is about 27 miles south, with nonstop flights to major cities like Los Angeles, San Francisco and Seattle.
