About 12 miles east of Downtown Paso Robles, Whitley Gardens is a small unincorporated area with plenty of space to roam. Located on the Estrella River, the community lies within the Estrella District, a smaller wine region in the larger Paso Robles AVA, giving residents access to nearby wineries. “This would be a nice area for someone looking for a property with a little bit of land for 4H or farm animals,” says area resident Michael Aanerud, Realtor with Re/Max Parkside Real Estate. Despite its small population and lack of development, Aanerud says he sees Whitley Gardens as an area of opportunity. “The future path of development outside of Paso Robles is working its way east towards Whitley Gardens.”

A small number of total homes, with most on acreage
According to Aanerud, Whitley Gardens is mostly made up of manufactured and stick-built homes set on lots that range from three-quarters of an acre to 5 acres. Multi-acre properties usually have accessory dwelling units and large barns. “There’s just so little for sale out there,” Aanerud says. “There’s been only three properties sold in the past year.” When homes here do go on the market, they range from just under $700,000 to $1 million, depending on lot size. “They do have their own water district, which is a nice feature, because properties out there aren’t required to have their own well,” Aanerud says, adding that homes are still on septic and propane. Undeveloped lots here range from $200,000 to $300,000.

Dining, grocery and retail shopping in Paso Robles
There are several area wineries within a few miles, including Tobin James Cellars, renowned for its Zinfandel and offering a western-themed tasting room built in a former stagecoach stop. Grocery Outlet is 11 miles west, just off State Route 46, and next door, Rustic Fire is a popular spot for brick oven pizza, flatbread sandwiches and locally made gelato. Downtown Paso Robles has more restaurants and retail. Fish Gaucho is a local go-to for Mexican seafood and craft margaritas, and shops include Bijou for women’s clothing and accessories, and Reminisce Antiques Etc. for vintage finds.

Golfing and green spaces in Paso Robles
While there are no parks in Whitley Gardens, there are several in Paso Robles. Barney Schwartz Park is 9 miles west, with two playgrounds and playing fields for softball, baseball and soccer; in the small fishing pond here, visitors can scout for turtles or launch remote-controlled boats. Residents can also play through 18 holes at the oak-lined Hunter Ranch Golf Course, 7 miles west.

Learning in the Paso Robles Joint Unified School District
Students can attend schools in the Paso Robles Joint Unified School District, which earns an A-minus rating from Niche. Kermit King Elementary and Daniel Lewis Middle both earn a B-plus. A nearby military museum and sprawling outdoor light show
The Estrella Warbird Museum, set 7 miles west near the Paso Robles Municipal Airport, has a variety of military aircraft and other military vehicles on display. Immediately south of the museum, the family-friendly Sensorio is one of California's largest immersive outdoor art installations, featuring 15 acres of fiberoptic light displays for visitors to stroll through.

A heavily car-dependent community on State Route 46
Whitley Gardens has a lack of sidewalks, bike lanes and public transportation, making it difficult to get around without a vehicle. State Route 46 runs east-west through the center of Whitley Gardens, leading 11 miles west to Highway 101. Adventist Health's Twin Cities Community Hospital is less than 20 miles southwest in Templeton. Paso Robles Municipal Airport is 9 miles west but doesn't offer commercial flights; instead, it caters to aircraft used in search-and-rescue missions and fire-suppression efforts. San Luis Obispo Regional Airport is about 45 miles south, with nonstop flights to hubs throughout the western U.S. on Alaska, American and United Airlines.
