Whitley Gardens
Neighborhood in Paso Robles, California

A small number of total homes, with most on acreage
According to Aanerud, Whitley Gardens is mostly made up of manufactured and stick-built homes set on lots that range from three-quarters of an acre to 5 acres. Multi-acre properties usually have accessory dwelling units and large barns. “There’s just so little for sale out there,” Aanerud says. “There’s been only three properties sold in the past year.” When homes here do go on the market, they range from just under $700,000 to $1 million, depending on lot size. “They do have their own water district, which is a nice feature, because properties out there aren’t required to have their own well,” Aanerud says, adding that homes are still on septic and propane. Undeveloped lots here range from $200,000 to $300,000.Golfing and green spaces in Paso Robles
