Hints of textile history in this riverside community
Old Great Falls is wrapped by park space and the Passaic River, giving it a quiet air that’s attracting new residents. The community’s namesake falls once supplied power to textile mills as Paterson became an industrial powerhouse, but today Old Great Falls is known for its cozy residential character. “It has an outdoorsy feel, which can pull in people trying to get away from the city,” says Fernando Leyva, a Realtor with Real Broker who’s been selling homes in New Jersey for seven years. “A lot of people from the Bronx, Brooklyn and Washington Heights are coming in.” Levya, like other local Realtors, says that Paterson is on the upswing, which certainly shapes this neighborhood just blocks from downtown. “Paterson has gone through a renaissance period, where the downtown is growing, and revitalization is occurring around the historic district,” says Nicholas Tselepis, a Realtor with Nicholas Real Estate who has 40 years of experience in Paterson. “It’s had problems in the past but is making a comeback.”
Commuters have Interstate 80 and Paterson train station
“Interstate 80 is what commuters in the neighborhood will use,” Leyva says. There’s an additional way this amenity benefits commuters, though. I-80 courses through the southern and eastern suburbs beyond downtown Paterson, but it’s in Old Great Falls that this major pathway meets Route 19 — which empties out near the Paterson train station. In addition to trains to New York City, the New Jersey Transit has routes to places like Hoboken, New Jersey, or Suffern, New York. Buses run along McBride Avenue on the neighborhood’s western face. The avenue forks at Grand Street, which is also served by buses. Given the residential grid that's small but makes up much of the neighborhood, the area is quite walkable. St. Joseph's University Medical Center in South Paterson is conveniently 2 miles to the east, while Newark Airport is about 20 miles south.
Small shops like La Llama Bakery bring the neighborhood together
Bars, bakeries, markets and restaurants are scattered throughout Old Great Falls, making them akin to neighborhood institutions associated with surrounding blocks, rather than being one eatery stuffed into suburban cluster. “You’ll see little grocery stores or mom and pop shops,” Leyva says. La Llama Bakery & Deli on McBride Avenue near the 31st Street Bridge offers Latin American sweet treats like tres leches cake and milhojas, which are stacks of puff pastry laced with cream. Il Barista Coffee House next door makes for a natural pairing. Farther up McBride, near downtown, Mexico Bar & Grill presents a vibrant, colorful interior for enjoying tacos and margaritas. Across the street is Avocado Eatery, an eclectic spot serving sushi, burgers and Spanish cuisine. For a more concentrated retail experience, plus access to a traditional supermarket, residents can drive 1 mile west to Center City Mall, which has a Price Rite grocery store.

Admire the namesake falls from an observation deck
The Paterson Great Falls Observation Deck offers a way to catch peaceful views while relaxing on the north side. It's part of Paterson Great Falls National Historical Park, which features guided walking tours. But if locals want to take a dip in water, they can just walk down to Upper Raceway Park and dive into Lou Costello Pool. Pennington Park further west is more suited to athletic activity, whether that’s baseball, football or soccer. There’s also a playground. In 2024, city officials applied for a federal grant, in order to build a flood wall along the Passaic and protect the park. The nearly 600-acre Garret Mountain Reservation on the east end is geared for hikes, including one path that goes around a pond. Uniquely, the reservation also contains an equestrian center and Lambert Castle, a hulking sandstone and granite building commissioned by a silk-mill titan.

Townhouses, colonials and multi-family homes
Housing styles are in line with the neighborhood’s history. “This has been a place for working-class families,” Leyva says. “There’s still a big rental community here, and lots of multifamily homes.” Two-bedroom townhouses will be priced between $345,000 and $415,000. Some of these can be multilevel properties with modern finishes and appliances. But single-owner homes can also begin at that upper mark, stretching from $415,000 up to $700,000. Often these are four-bedroom multistory homes that appear in a variety of light or pastel colors, with a dressed-down boxy frame suggesting colonial influence. Some may also have a front yard, while others may meet the sidewalk. Multifamily homes, which sometimes have as many as eight bedrooms, can sell in the $900,000 to $950,000 range.

Engineering studies at International High
Students in kindergarten through 5th grade can go to Paterson School 7, which has a 14-to-1 student-teacher ratio and earns a C-minus rating from Niche. International High earns a B-minus rating and is known for various International Baccalaureate programs, including one that places students on a career track toward civil or electrical engineering. The neighborhood also contains the Paterson Arts & Science Charter School, a C-rated institution that covers kindergarten through high school. Montclair State University is roughly 4 miles south of the neighborhood.

Industrial history at Paterson Museum
Paterson Museum is an educational resource for learning about the first planned industrial city in America. Visitors are immersed in a building that once manufactured steam locomotives. More history awaits at Hinchcliffe Stadium, one of the last remaining Negro League stadiums in the country. A minor-league baseball team continues to play there.
