About a mile west of downtown Paterson, Totowa Section’s homes are close together, but the neighborhood is where the city’s more urban, multistory buildings truly give way to single-family houses in a friendly community. “It’s very neighborly because they all know each other — it’s that type of community,” says Francis Sullivan III, a top-selling Realtor in Paterson with Howard Hanna Rand Realty, who has sold in the area for over five years. “It’s almost like suburbia in an inner city. You’re still part of Paterson, but you can drive, you have land, you have grass, you have neighbors, and the people are wonderful.” Despite being more spread out than more urban parts of Paterson, the Totowa Section’s sidewalks make it easier for residents to walk their kids to school or places of worship like Masjid Al-Firdous.

A mix of single-family and two- or three-family houses
Totowa Section’s Victorian-inspired and narrow colonials often have front stoops that open out onto the sidewalk instead of front yards. Many homes have small backyards, though, setting them apart from much of Paterson. Ranch-style homes are also common. Single-family houses can cost between $320,000 to $570,000. There are a number of multifamily houses in Totowa Section, too, though they tend to be smaller two- or three-family houses. Sullivan says many people buy these houses, move in and rent out the spare unit or two for extra income to help with the mortgage. Small multifamily homes in need of major renovations can start at around $370,000, while fully renovated houses typically max out at around $830,000.

Diverse, locally owned restaurants are along Union Avenue and throughout Totowa Section; South American and South Asian restaurants are particularly numerous, but residents can also find Chinese, Italian and Southern comfort food. Leña y Carbón is a Peruvian restaurant known for its traditional dishes and rotisserie chicken. Bornali Café offers traditional halal Bangladeshi dishes. E&V Ristorante is another family-owned spot and has served classic Italian dishes in the area since 1967. Bodegas sell limited groceries, but Noya Bazaar Supermarket has a much wider selection.

Hinchliffe Stadium, festivals in Paterson and nearby Totowa Borough
Hinchliffe Stadium is the home of the New Jersey Jackals, a professional baseball team. It hosts frequent baseball games and the occasional concert or soccer game. Built in 1932, the stadium plays an essential role in sports history as the home of the New York Black Yankees and as one of the only stadiums where African American athletes could play.
The Great Falls Festival is one of Paterson’s biggest events of the year, featuring live music, carnival rides, food and fireworks right in Paterson Great Falls National Historical Park. Totowa Section belongs to the Paterson Public School District, which Niche gives a C-minus. Children can attend Public School No. 5, which teaches pre-kindergarten through fifth grade, or Public School No. 2, which teaches kindergarten through eighth grade. History and natural beauty of Paterson Great Falls, athletic spaces
The 52-acre Paterson Great Falls National Historical Park sits on the banks of the Passaic River, with the 77-foot Paterson Great Falls at its center. The falls are beautiful, and they’re credited with inspiring water-powered industry. It’s what led to the formation of Paterson itself — the first planned industrial city in the United States. The park provides plenty of ways to learn about its history, from guided walking tours to self-guided tours, or visitors can just enjoy the beauty of the park. There’s a pedestrian bridge that goes right over the falls, so close that it’s often wet from the mist they throw into the air. It's currently closed for repairs, but is expected to reopen in fall 2025. Some people kayak up the Passaic River to the bottom of the falls. On the other end of Totowa Section, Grace Buckley Park offers a playground, athletic courts and a stadium that doubles as a baseball and cricket field.

Major roads in Totowa Section, highway access, nearby hospital
Downtown Paterson is about a mile away, and residents can drive or catch an NJ Transit bus from a stop along Union or Wayne avenues. The area has major roads, like West Broadway and Preakness Avenue, but Interstate 80 and State Route 19 are less than 10 minutes away. St. Joseph’s University Medical Center is the nearest hospital, about 4 miles away. Some areas of Paterson fall in flood zones. Totowa Section, on the other hand, is not in a flood zone, but hurricanes and tropical storms irregularly pass over the area, bringing heavy rains and high winds.
