Just across the Pearl River, minutes from downtown Jackson, the formerly agricultural burg of Pearl now serves as a prime example of a flourishing suburban city. With new developments constantly springing throughout the town, Pearl offers a thoroughly small-town ambiance within a stone's throw of all the employers, shopping and entertainment of bustling Jackson. "Since I've been five years old, I've lived in the city, and I don't care to live anywhere else," says Shannon Ellis, a longtime resident of Pearl and Realtor with Havard Real Estate. "It's safe, it's affordable, and it's just home."

Modern ranches and Cape Cods

Most homes in the city were built in the last 30 years, and new housing developments are constantly springing up around the city. Residential blocks are lined with emerald-green lawns—generally well-manicured—and often backed by forests and waterways. Cape Cods and ranch-style homes are common throughout the city, and there are a few neighborhoods around town that offer more spacious new traditional homes. In general, though, properties in Pearl are a little smaller and more wallet-friendly than in neighboring Flowood. Homebuyers can find a three-bedroom midcentury home for $85,000, while newer, contemporary properties can range between $300,00 and $600,000.

Green spaces like Bright Park

Summers are abuzz at Pearl City Park, with summer camp attendees playing their hearts out and running around the park's green spaces. The park hosts little league softball and baseball games as well, and the municipal golf course on park grounds brings the city's best to try their luck on the 18-hole course. Highly-rated Pearl School District

Education in Pearl is supported by the Pearl Public School District. The district has an A on Niche and from the Mississippi Department of Education. Several ways to get to Jackson and proximity to Jackson Airport

Both State Highway 80 and Interstate 20 connect Pearl with Central Jackson. These highways connect to Interstate 55, which can take residents to northern suburbs like Ridgeland and Madison. Pearl is home to Jackson-Medgar Wiley Evers International Airport, but residents won't have to worry about a lot of disruption. "I live probably bird's eye from the airport, and it just doesn't bother us," Ellis notes.

Pearl is home to multiple malls and shopping centers, most of which are located along U.S. Highway 80 or just off it. Locals craving crawfish can stop by the Crawfish Barn to fill their bellies with a bucket of seafood. Mugshots Grill and Bar is a laid-back spot to watch the big game while munching on a specialty burger. The Outlets of Mississippi is the state's largest outlet shopping destination, offering a range of stores from high-end brands to local retailers.
