Stretching across Pensacola Bay and Bayou Grande, the Warrington community in West Pensacola features waterfront views, numerous public parks and proximity to Naval Air Station Pensacola. Add to that its prime location midway between downtown and the beaches, and Warrington is the perfect spot to set up headquarters.
Older ranch-style homes, modern farmhouses and waterfront mansions
Warrington has a diverse housing market. There are midcentury brick ranch-style homes and Minimal Traditional houses situated on mid-sized lawns. Some newer constructions look more like modern farmhouses, while others have a contemporary beach house-style. Most of the homes here range from $215,000 to $500,000, but some of the luxury waterfront mansions can cost upwards of $2.5 million.
Top-rated STEM programs at Pensacola High School
Navy Point and Warrington Elementary Schools are both in the neighborhood. Navy Point earns a C-plus on Niche, while Warrington scores a solid C. Jim C. Bailey Middle is another C-plus school right outside the neighborhood. Pensacola High offers the only International Baccalaureate program in the Escambia County School District. According to Niche, Pensacola High has an A-minus rating and ranks as the county's second-best high school for STEM.
Waterfront walking trails at Navy Point Park
Pocket parks like Navy Point Playground are scattered throughout Warrington. Navy Point Park is a larger, linear park with a 2 ½ mile waterfront walking trail. Its boat ramp offers direct access to the bayou. The Southwest Greenway winds through Jones Swamp along the community's northside. Its east end links to Lexington Terrace Park, which has a playground and fenced-off dog park. One of the oldest country clubs in Florida is situated along the southeast end of Warrington. Established in 1902, the Pensacola Country Club features an 18-hole championship golf course and a resort-style pool overlooking the Bayou Grande. Gulf Coast beaches are just 15 miles away, on the other side of Pensacola Bay.
Hurricane Ivan swept through Warrington
According to Risk Factor, Warrington has an extreme risk of wind damage and a moderate risk of flooding. Hurricane Ivan swept through Pensacola in 2004. It destroyed several parts of the city, including some in Warrington. The roof of the Pensacola Country Club collapsed, and the golf course was underwater. By 2008, the club was completely remodeled, and nearly 600 members were once again spending afternoons on the greens.
Live music at Gary's Brewery
Navy Boulevard and Gulf Beach Highway are two main shopping and dining corridors, with big box retailers and fast-food joints. Gary's Brewery and Biergarten is a popular gathering spot with local brews, a food truck and plenty of outdoor space. “They always have live music, so people are over there just hanging out all the time,” says Jessica Duncan, a Pensacola native and Realtor with Better Homes and Garden Real Estate. Brother's BBQ serves hickory-smoked pork and homemade southern sides less than a block away. More local shops and restaurants are right down Navy Boulevard in Downtown Pensacola.
Just 5 miles from Downtown Pensacola
George Haughton, a local Realtor with Bellator Real Estate and Development, says Warrington’s “biggest appeal is it’s central location.” He says, “It’s like 5 miles from Downtown Pensacola and just 15 miles from the beach.” Pensacola International Airport sits about 10 miles northeast of the community. The Naval Hospital is just north of U.S. Highway 98, which runs along the north side of Warrington.

Tourists come here for the powder-white sand and emerald-colored water. There are lots of hotels and restaurants here. But that's it !! There isn't anything else to do here. The State of Florida Motto is, "Come on Vacation, leave on Probation, get extradicted back on a Violation."

There is too much Law Enforcement in this area. Florida has become a Communist State. Florida has turned incarceration into a business to create jobs, but those jobs are supported by tax-payer dollars and is putting a terrible strain on the taxpayers of this State. Four cops arrived at the scene in Milton,FL when my friend was pulled over for not wearing her seatbelt. She was then given a $175 dollar ticket. A gentleman named Austin McAllister from Pensacola is currently serving a 6 1/2 YEAR prison sentence for driving on suspended license !!! Crazy !

My assumption is that about 90% of the jobs in this area are either Law Enforcement, Military, Civil Service, and some form of Government that all require individuals to have perfect backgrounds. the only other jobs are Fast Food-Retail that pay Minimum Wage. The only Middle Class that exists here work for the Government, and there is no job market/opportunity here for the poor to become middle class.
