Lexington Hills is a collection of subdivisions along Interstate 74. While other neighborhoods on the western side of Peoria also border the interstate, Lexington Hills’s northern location puts it closer to the mall and to other shopping centers and restaurants in the area. Still, the neighborhood’s suburban atmosphere gives it a quiet energy, separate from the rest of Peoria but still close to the city via I-74.

Condos and single-family homes available in Lexington Hills
Lexington Hills’s wide streets give way to cul-de-sacs lined with split-level and ranch-style homes. Some streets have trees shading the front yards and sidewalks, while others are mostly open lawns. Homes typically sell for $125,000 to $225,000. “That’s why I live in Peoria, because that same house in Chicago might be $300,000 to $450,000,” says Realtor Rhonda Milburn with Keller Williams Premier Realty. “You can live like kings and queens in Peoria.” Townhomes and ranch-style condos are also available in the area, selling for $50,000 to $115,000.

Lexington Hills is between two golf courses
Becker Park is within walking distance, offering a playground, skate park and basketball courts. Sterling Bazaar, about a mile away, is home to a Kroger and local fast-food joint Louie Legends. More grocery stores are available at Glen Hollow, about 2 miles north, not far from Avanti’s Peoria, which has been serving Italian entrees and sandwiches for over 45 years. Northwoods Mall has retailers like JCPenney and a few more restaurants. Locals say Peoria’s dining scene is always changing. “We have several chefs who are amazing,” Milburn says. “One worked at one of the top Michelin-star restaurants." Josh Lanning, a popular chef and Peoria native, runs a popup called BrightBelly that stops all over the city.

Two school pipelines serving Lexington Hills
Students on the western side of the neighborhood start at Pleasant Valley Primary School for kindergarten through third grade, followed by Pleasant Valley Middle School. Both schools receive C ratings from Niche. Limestone Community High School receives a C-plus and offers career and technical courses in mechanics, welding and carpentry. Those on the eastern side of Lexington Hills head to Dr. Maude A. Sanders Primary School and Sterling Middle School, both rated C-minus, followed by C-rated Peoria High School, the oldest continuously functioning high school in Illinois.
Pleasant Valley Elementary school is located within the West Peoria School District.
Limestone Community High School holds an overall B- on Niche.

Taking the interstate to downtown Peoria
Lexington Hills’s residential streets branch off Reservoir Boulevard and Molleck Drive, the latter lined with CityLink bus stops. Richwoods Boulevard links the neighborhood with the interstate, which residents can take to get to downtown Peoria or OSF Forest Park, both about 5 miles away. General Wayne A. Downing Peoria International Airport is about 8 miles.

Being so close to the interstate means Lexington Hills residents can easily access the city’s annual events and festivals. Every September, the Peoria Art Guild Fine Art Fair fills the downtown riverfront with booths from local artists.
