In North Perris, a commute to school or a trip to the park can be as simple as a stroll out the front door. This pocket of Perris is made up mostly of sidewalk-lined residential streets that connect residents to multiple nearby schools and recreation spaces. “You see a lot of kids walking to school on the north side,” says Eduardo Franco, a Realtor with Alticore Realty, who has more than 20 years of industry experience. People in this part of Perris, just 20 miles from Riverside, are also a quick car ride from the shopping and dining options at the center of town.

North Perris is dense with new-traditional Mediterranean-style homes built between 2000 and 2010. They average 2,200 square feet, which is larger than the national average. Price tags range between $470,000 and $620,000. There’s also some brand-new development in the area, including the Ivy Pointe subdivision, where some homes in the 2,000-square-foot range go for $545,000 to $615,000.

Residents in this neighborhood are within a few miles of Perris Boulevard, a lengthy thoroughfare with various restaurants and other businesses. Franco says that many North Perris residents shop at Walmart on Perris Boulevard. The Perris Plaza shopping center neighbors the Walmart and features Food 4 Less, Hibbett Sports, Bath & Body Works, and restaurants from Wingstop to Jersey Mike’s. People in North Perris head 10 miles north to Moreno Valley for more retail options, Franco says.

Locals can rock out at Lake Perris

North Perris is across the Ramona Expressway from the Lake Perris State Recreation Area, an 8,800-acre expanse that hosts various multiday music festivals, like Starbase in April and Same Same But Different in September. The lineups at both festivals lean toward electronic music, both are open to camping and they combine to present some 120 acts.

Val Verde Unified schools offer dozens of career and technical education opportunities

North Perris falls under the B-plus-rated Val Verde Unified School District. Students may attend the B-rated May Ranch or Avalon elementary schools or the C-plus-rated Sierra Vista Elementary based on where in the neighborhood they live. Sierra Vista covers all students here for sixth grade before they progress to the C-plus-rated Lakeside Middle for grades 7 and 8. Lakeside Middle has sports teams ranging from flag football to cross-country. Orange Vista High carries a B-plus grade and offers some of the more than 50 career and technical education programs available across the district’s four high schools, including engineering technology and graphic design.

Recreation is woven into North Perris’ fabric

Parks are all over this neighborhood, including the 15-acre Morgan Park, with a soccer field, basketball court and a walking trail. Perris’ Linear Park also runs through North Perris and features another trail. “A lot of folks enjoy the trails,” Franco says. The Lake Perris State Recreation Area is popular, Franco says, and not just for the music festivals. “You can go swimming, get boats, Jet Skis,” Franco says. “They do have a camping area that tends to get filled up in the summer. They’ve got trails. They even have horse trails as well.” Visitors don’t have to bring their own watercraft to the lake, either, because rentals are available.

Neighborhood bus stops are prevalent

North Perris’ walkability can help locals catch the bus to other parts of the city. There are multiple stops in the Riverside Transit Agency bus network around the neighborhood. Those who need to commute out of town can make the 6-mile drive to the Downtown Perris Metrolink commuter rail station. The rail line gets passengers to Riverside in about 35 minutes and to Los Angeles in roughly two hours. Nearby Interstate 215 takes drivers toward the San Bernardino International Airport, just under 30 miles away. North Perris is close to the 40-bed Kindred Hospital Riverside within town, a 3-mile trip.
